House for rent in Thonglor? Three flats with a house's room, and the biggest costs the least

Looking at house for rent thonglor? We let flats, not houses: three 3-bedroom homes from ฿201,600 a month, the largest 183 m². See which to view first.

Two adults and two children seen from behind, walking along a leafy residential side street off Thong Lo in Bangkok in soft morning light, with apartment towers rising behind the trees.

The short answer to “house for rent thonglor” is that we do not let houses, here or anywhere else. We let furnished flats by the month, and three of our 29 Thonglor homes have three bedrooms, at ฿201,600, ฿218,500 and ฿299,000 a month. The cheapest of the three is also the largest, at 183 m² against 135 m² and 140 m².

If you need your own gate and garden, none of these will do, and an agent who handles houses on year-long leases is a better call. If what you really want is room for a family and someone else to do the upkeep, read on. The minimum stay is one calendar month and we charge no platform or booking fees. This guide covers only the largest homes; the rest are on the Thonglor page.

The three three-bedroom homes, and what the space costs

A house is usually a decision about space, so this table puts the price of that space beside the rent. The cost per square metre is the monthly rent divided by the floor area, rounded to the nearest baht. Guest numbers are the ones each listing states.

Our three Thonglor homes with three bedrooms, cheapest first
HomePer monthSpace and costNearest station
3 BR, 2 bathrooms, 6 guests฿201,600183 m², ฿1,102 a m²BTS Thong Lo 1.6 km
3 BR Executive, 3 bathrooms, 6 guests฿218,500135 m², ฿1,619 a m²BTS Thong Lo 440 m
3 BR Premier, 3 bathrooms, 6 guests฿299,000140 m², ฿2,136 a m²BTS Thong Lo 440 m

The 183 m² figure comes from the listing's description, as the size field on that listing is blank. It is worth confirming with us before you rely on it, because this article's main comparison rests on it. The other two sizes appear on their listings.

The largest three-bedroom costs ฿16,900 a month less than the next one up and has 48 m² more floor. What you pay instead is about 1.2 km more of walking to the BTS, and one bathroom fewer.

What the cheapest one gives up

The two dearer homes are in one serviced building on Sukhumvit Soi 59, and the 183 m² flat is in another building much further from the station. So the choice is between floor space and convenience, and these are the lines that differ.

If two bedrooms will do

Ten of our Thonglor homes have two bedrooms, and six of them have 95 m² or more, which is roomy enough to be worth comparing with a small house. Here they are by cost per square metre. The 117 m² figure comes from the listing's description.

2 BR, new, serviced, 4 guests฿236,30095 m², ฿2,487 a m²BTS Thong Lo 50 m

The first three are the ones to compare, because only ฿2,400 a month separates them. One gives you the most floor, one a balcony, and one the shortest walk. The other four two-bedrooms are 45 to 85 m², going by their descriptions, and the cheapest, at ฿66,800, is 45 m² with one bathroom. It is a good price, but it will not do a house's job. The garden, the dog and the second car

These are the usual reasons for wanting a house, and they are where a flat falls short. Check each one against your own list before you view anything.

If a dog is the reason you wanted a house, Thonglor is the wrong area for us. Our three pet-friendly homes in the next district along are covered in our Ekkamai guide.

Who does the upkeep

This is where a flat beats a house outright. All nine homes have housekeeping three times a week, and all nine list a pool and a gym that someone else maintains. In a house, the air conditioning, the electricity bill and any repairs would normally be your concern. In return you share lifts and walls with your neighbours, and that is the trade you are making.

The electricity terms do differ, so read them before you compare two rents. The ฿236,300 home by the station states unlimited electricity and water. The Soi 59 homes have a cap that rises with size, and it is ฿6,650 and ฿7,000 a month for their two-bedrooms. The other listings say electricity is included without giving a limit.

Which one suits which household

What the same three bedrooms cost elsewhere

Thonglor is not where a three-bedroom goes furthest. Near Lumpini Park, a 160 m² three-bedroom is ฿119,700 a month and 500 metres from MRT Si Lom. On Rama 4, a 180 m² three-bedroom is ฿151,200 and 900 metres from BTS Phra Khanong. Both cost less than our cheapest Thonglor three-bedroom and are closer to a station, so Thonglor only makes sense if you want to live in Thonglor. We compare the alternatives in eight flats across the city with a house's worth of room.

Getting around from here

Seven of these nine homes give BTS Thong Lo as their nearest station, at distances from 50 metres to 1.6 km. The other two give BTS Phrom Phong, one stop west, at 1.2 km. Before you choose, check your routes on the BTS website, starting with the office and any school you have in mind, and our guide to the station end and up the soi sets out what each stretch of Thonglor costs.

If you came looking for a house and you drive, start with the 183 m² flat, and if you ride the BTS every day, start with the 135 m² Executive. Send us your dates and how many people are moving in, and we can tell you which of them are free.
