If you typed “house for rent - ekkamai 22” into a search bar, here is the straight answer: we do not let houses, on Soi 22 or anywhere else. What we have in Ekkamai are seven furnished flats in two buildings, let by the month from ฿61,700, and several of them cover what people usually want a house for: floor space, a pet, a parking space and somewhere for children to play.
This page sets out where those seven homes are, what each one costs, and which of them comes closest to a house. The minimum stay is one calendar month and there are no platform or booking fees, so the monthly price below is the rent.
Ekkamai Road is Sukhumvit Soi 63. It runs north from BTS Ekkamai, and its own side lanes are numbered along it, so Ekkamai 22 is one of the sois off that road rather than off Sukhumvit itself. We cannot put you on Soi 22. Our seven Ekkamai homes sit in two buildings, and they are not next to each other:
If Soi 22 matters to you because of a school, an office or a friend nearby, check the walk from each building on a map before you choose. At midday in Bangkok, the gap between 550 and 750 metres is more than it looks on paper.
Most people searching for a house for rent in Ekkamai are not after bricks and a front gate for their own sake. They want room, or they have an animal, or a car, or children. Here is how the seven flats answer each of those.
If a lawn is the point, no flat will do. If the point is room, a dog or a parking space, one of these might.

| QS 2 BR with study, 3 bathrooms, 140 m², 4 guests | ฿119,700 | Water included, electricity allowance ฿11,200 | BTS Phra Khanong 750 m |

Read the table by building rather than by price. The four QS homes give you the most floor for the money and leave part of the electricity bill to you. The three in the pet-friendly building cost more per square metre, sit closer to BTS Ekkamai, take animals and include every utility. Everything is furnished, with a kitchen, a washing machine and Wi-Fi in each flat.
If you were looking at houses because you wanted room, start here. The 94 m² two-bedroom and the 80 m² one-bedroom are both ฿88,200 a month, so the bigger flat works out at about ฿938 a square metre against about ฿1,100 for the smaller one, and it has a second bathroom. The 140 m² two-bedroom with the study is the cheapest space we let in Ekkamai, at about ฿855 a square metre, and it is the closest thing to a house on this page: three bathrooms, a room to work in with the door shut, and space for a family of four.
The catch is electricity. Each QS flat has a monthly allowance, from ฿4,550 for the studio to ฿11,200 for the 140 m² flat, and anything above it is yours to pay. A big flat with the air conditioning running in every room in April will use more than a studio does. Bangkok's household tariff is set out by the Metropolitan Electricity Authority; ask us how usage above the allowance is billed before you sign, so the number is not a surprise.
The three pet-friendly homes are in a five-star building with a pool, a gym, a lift and free parking. The studio is 46 m² with a king-size bed and a walk-in shower, at ฿91,800. The one-bedroom adds a private balcony and separate living space, at ฿107,700; its size is not on the listing. The 89 m² two-bedroom has a king bed in one room, twin beds in the other, two bathrooms and a balcony, at ฿153,700.
Per square metre these cost more, about ฿1,996 for the studio and ฿1,727 for the two-bedroom. What the difference buys is an animal through the door, a shorter walk to BTS Ekkamai and a rent that already covers electricity and water, so the figure in the table is the whole monthly bill. Housekeeping comes three times a week and the linen is changed twice. If you are bringing a dog, tell us its size and how many animals are coming before you book, and we will check them against the building.
Both buildings are on the BTS Sukhumvit Line. From Ekkamai, Thong Lo is one stop west and Asok three, where you can change to the MRT Blue Line at Sukhumvit station. Phra Khanong is one stop east of Ekkamai, so the QS building is four stops from Asok. Fares, first and last trains and the line map are on the BTS website. The Eastern Bus Terminal is beside BTS Ekkamai, which helps if you plan weekends on the coast. For a closer look at the Phra Khanong side, read our guide to On Nut and the stations either side.
If a garden or a whole house is non-negotiable, we are not the people to ask: we only let furnished flats, by the month. If you are coming for a few months first, a flat here is a way to learn Ekkamai, and the sois off Ekkamai Road, before you sign anything longer. If you are still weighing up the district itself, our guide to where foreigners live in Bangkok sets Ekkamai beside Thonglor, Sathon and the rest.
Otherwise, see all seven Ekkamai homes, pick the building that suits how you live, and send us your dates, how many people are coming and whether an animal is coming too. The minimum stay is one calendar month, and there are no platform or booking fees on top of the rent.
