House for rent in Bangkok, by the month? Eight flats with a house's worth of room

A tree-lined residential lane in central Bangkok in late-afternoon light, with tall condominium towers and their balconies behind the trees and a street-food cart on the pavement

If you searched for a “house for rent bangkok monthly”, here is the straight answer: we do not let houses. We let furnished flats in central Bangkok by the month, and eight of them have the floor space of a house: 120 to 181 m², two or three bedrooms and up to four bathrooms, from ฿107,100 a month.

This page sets those eight side by side, then shows where monthly rent in Bangkok starts in each of our ten areas, in case you need less room than you thought. The minimum stay is one calendar month and there are no platform or booking fees, so the price shown is the rent.

What people want a house for, and what a flat can do

Most people looking for a house by the month are not after a front gate for its own sake. They want room, or they have children, a car or an animal. Here is how a big flat answers each of those.

If a lawn is the point, no flat will do. If the point is room, the table below is where to start.

Read the table per square metre and one thing stands out: the price of a big flat depends on the building far more than on the district. The cheapest space on the list is in Lumpini, one of the dearer areas to start in, not out on Rama 4. Other large homes we let cost much more for less room. In Thonglor a 135 m² three-bedroom is ฿218,500, about ฿1,619 a square metre, and near MRT Phra Ram 9 a 123 m² three-bedroom is ฿277,200, about ฿2,254.

In Lumpini, ฿119,700 a month buys 160 m² and four bathrooms. Near MRT Phra Ram 9, ฿277,200 buys 123 m².

The three-bedrooms, for a family

The 160 m² three-bedroom in Lumpini is the one to look at first. It has two king-size beds and a twin room, four bathrooms, a living and dining area, a work zone and a balcony. The 27-storey building has two swimming pools, a kids' indoor pool, a gym, a library and a sauna. Housekeeping comes three times a week, and electricity and water are in the rent.

The 140 m² three-bedroom in Sathon costs ฿12,600 a month more, for less floor and two bathrooms rather than four. What it gives you instead is service and space for children: housekeeping six times a week, a washing machine and a dryer in the flat, and a resort-style building with a pool, a spa, three restaurants and indoor and outdoor play areas. Its listing gives no station, so ask how far the nearest one is if you will not be driving.

At the top of the list, the 181 m² three-bedroom near BTS Nana is the largest, with three bathrooms, a balcony, a park and a kids' playground, and utilities included. The 180 m² three-bedroom on Rama 4 is almost exactly the same size for ฿63,000 a month less. The trade is a 900-metre walk to BTS Phra Khanong instead of 500 metres to Nana, and a listing that does not say whether electricity and water are included.

The two-bedrooms with room to spare

The 130 m² flat in Lumpini and the 120 m² flat on Rama 4 cost the same, ฿107,100. The Lumpini one gives you ten more square metres, a king bed and a twin room, utilities included, and MRT Si Lom 500 metres away. The Rama 4 one shares a building with a pool and a gym, but ask what the bills will be before you compare them.

The 125 m² flat at Chit Lom is the closest of the eight to a station, 460 metres from BTS Chit Lom, on Soi Tonson off Ploenchit Road. The master bedroom has a king bed and its own bathroom, the second has two single beds, and there is laundry in the flat and a 24-hour front desk downstairs. In Ekkamai, the 140 m² flat adds a study you can shut the door on, but each month's electricity above ฿11,200 is billed to you.

That matters more in a big flat than a small one. Air conditioning running in three bedrooms in April uses far more power than a studio does, and Bangkok's household tariff is published by the Metropolitan Electricity Authority. Before you book any of the eight, ask us:

Monthly rent in Bangkok, area by area

The starting prices sit close together, from ฿46,600 on Rama 4 to ฿85,700 in Lumpini. The best value on that starting line is the 80 m² two-bedroom in our Central Bangkok group at ฿66,800, 200 metres from BTS Thong Lo, which costs less than any home we let in Asoke. If a family can manage with two bedrooms and one less bathroom, it is worth a look before the bigger flats above.

Getting around from the big flats

The two Lumpini flats are 500 metres from MRT Si Lom on the Blue Line, which connects to BTS Sala Daeng on the Silom Line; the MRT website has fares and the line map. The Chit Lom, Nana, Ekkamai and Rama 4 homes are all on the BTS: Chit Lom on the Sukhumvit Line one stop from Siam, Nana one stop west of Asok, and Phra Khanong four stops east of it. Times and fares are on the BTS website. With children, the walk matters more than the line: 900 metres at midday with a pushchair is a long way, and many families take a taxi for that stretch.

If you still want a house

If a garden or a whole house is non-negotiable, we are not the people to ask: we only let furnished flats, by the month. If you are coming for a few months first, a big flat is a way to learn which part of the city suits you before you sign anything longer. If you are still choosing the district, our guide to where foreigners live in Bangkok sets the areas side by side.

Otherwise, browse all our Bangkok homes, pick the size that fits, and send us your dates, how many people are coming and whether a car or a pet is coming too. The minimum stay is one calendar month, and there are no platform or booking fees on top of the rent.
