An empty, furnished high-floor condo living room in Bangkok at dusk, with a sofa, a dining table and floor-to-ceiling windows looking out over the residential towers of Thong Lo.

Search ‘condo for rent thonglor’ and the first thing you notice is the spread of rents. Our own 29 furnished Thonglor homes run from ฿51,700 to ฿299,000 a month, and the rent tells you less about the space than you would expect: ฿94,500 gets you a 57 m² one-bedroom, while ฿141,800 gets you a 52 m² one.

This guide sorts all 29 by budget, then divides the rent by the floor area for the fifteen that list one, so you can see what a square metre costs in each. If you would rather start from the walk to BTS Thong Lo, our guide to the station end or up the soi does that. Every home is furnished and let by the calendar month, with a one-month minimum and no platform or booking fees.

What each budget buys in Thonglor

Split into four budgets, the 29 homes look like this. Fourteen listings give no floor area, so the sizes below come from the fifteen that do.

Our 29 Thonglor homes, by monthly budget
Monthly budgetLowest rentHomes, and the sizes listedNearest station

The steps are not even. Under ฿100,000 you choose between a studio and a one-bedroom of up to 57 m². The next ฿50,000 adds almost no floor space that we can measure. The band after that is where two-bedroom flats of 95 m² and more begin.

Under ฿100,000: up to 57 m²

Nine homes come in under ฿100,000 a month, as many as in any band. Six of them give a size:

The other three are a two-bedroom high-rise flat at ฿66,800, a 5 star studio at ฿94,900 and a serviced studio at ฿98,300. None of them lists a size, so ask for it before you compare.

The one to look at hardest is the 57 m² one-bedroom at ฿94,500. It is the largest home in this band, with an extra-large double bed in the bedroom, a sofa bed in the living area, a washing machine and a desk, and water and electricity are in the rent. Housekeeping is twice a week rather than three times, and the listing gives no station, so ask how far the walk is.

At the bottom, the 32 m² high-rise condo at ฿51,700 is our lowest Thonglor rent and, per square metre, the cheapest home on this page. Its kitchen has an island, the bathroom has a bathtub and two showers, and the building has an infinity pool and a sky jogging track. The catch is the 1.4 km to the station, which is a motorbike taxi ride more often than a walk.

฿100,000 to ฿150,000: paying for the address

Nine more homes sit between ฿100,000 and ฿150,000, and only two list a size: a 60 m² Premier one-bedroom at ฿126,500, 440 metres from BTS Thong Lo, and a 52 m² one-bedroom at ฿141,800, 50 metres from it. The 52 m² flat is the smallest one-bedroom we can measure in Thonglor and the dearest per square metre, at ฿2,727.

What that rent buys is the station and the service. The building is new, and the rent covers unlimited electricity and water, housekeeping three times a week, daily coffee and an evening cocktail in the residents' lounge, and an onsen, pool and gym. If you will use all of that, the money goes somewhere. If you mainly want room, ฿94,500 buys five more square metres elsewhere in Thonglor.

In Thonglor the dearest square metre is beside the BTS, and the cheapest is 1.4 km from it. Decide which of the two you are paying for.

The other seven homes in this band list no size: one-bedrooms at ฿100,800, ฿118,600, ฿131,000 and ฿132,300, a studio 50 metres from the station at ฿126,000, and two serviced homes with breakfast at ฿122,200 and ฿138,600, the second of them a two-bedroom.

฿150,000 to ฿210,000: two bedrooms, 95 to 110 m²

Eight homes fall in this band, most of them two-bedrooms. Four give a size, and they sit close together:

Two pairs stand out. The two 95 m² flats are ฿2,400 a month apart. And the 110 m² two-bedroom costs ฿900 a month more than the 100 m² Premier, for ten more square metres, a large balcony and a bathtub in the main bathroom. The Premier has the shorter walk and a shuttle to the BTS; the 110 m² flat includes water and electricity in full, where the Premier includes electricity up to ฿7,000 a month.

The rest of the band lists no size: a two-bedroom with a city view at ฿157,200, a serviced two-bedroom at ฿170,100, a three-bedroom at ฿201,600 and a two-bedroom near Bangkok Hospital at ฿205,400. That ฿201,600 home is the only three-bedroom in Thonglor under ฿210,000.

Over ฿210,000: 135 m², or 95 m² at the station

Three homes cost more than ฿210,000, and they show the trade between space and location most plainly. The 135 m² Executive three-bedroom, 440 metres from BTS Thong Lo, costs ฿218,500. The 95 m² two-bedroom 50 metres from the station costs ฿236,300. The Executive is ฿17,800 a month less, for 40 more square metres and a third bedroom; what you give up is a 50-metre walk to the train.

The 140 m² Premier three-bedroom at ฿299,000 is our highest Thonglor rent. It is five square metres larger than the Executive, with city views on two sides and a kitchen island, for ฿80,500 a month more. Per square metre the Executive is the second-cheapest home on the list, at ฿1,619, three baht behind the 32 m² condo.

Size alone does not set the order. The cheapest and second-cheapest square metres are in a 32 m² flat and a 135 m² flat, and the two dearest are the two homes at the station. In between, the differences mostly follow the walk to the BTS and how much service comes with the rent.

Before you compare two prices

BTS Thong Lo is on the Sukhumvit Line, between Phrom Phong and Ekkamai. The BTS publishes the route map and fares, and Wikipedia's page on Thong Lo station shows where it sits on Sukhumvit Road. Where a home caps electricity, air conditioning is what pushes you over the allowance; power in this part of the city is supplied by the Metropolitan Electricity Authority.

If Thonglor's square metres cost more than you want to pay, the next stop east is covered in our guide to Ekkamai, sorted by the walk to the BTS. Otherwise, all 29 Thonglor homes are on the Thonglor page, with the size wherever the listing gives one. Pick your budget, ask for the floor area, then send us your move-in date.
