Looking at house for rent lumpini? We let flats, not houses: five Lumpini homes with 2 or 3 bedrooms, from ฿97,000 a month, by the park. Compare them.

The short answer to “house for rent lumpini” is that we do not let houses, here or anywhere else. We let furnished flats by the month, and five of our ten Lumpini homes are big enough to do much of a house's job: two or three bedrooms, two to four bathrooms, and rents from ฿97,000 to ฿315,000 a month.
If you need your own gate and lawn, none of these will do, and an agent who handles houses on year-long leases is a better call. If what you really want is room for a family, somewhere to work and some green space for the children, read on. All five share one address on the Silom side of Lumpini Park. The minimum stay is one calendar month and we charge no platform or booking fees. The other five homes, mostly one-bedroom suites, are on the Lumpini page.
A house is usually a decision about space, so this table puts the price of that space beside the rent. The cost per square metre is the monthly rent divided by the listed floor area, rounded to the nearest baht. Guest numbers are the ones each listing states.
| Home | Per month | Space and cost | Nearest station |
|---|---|---|---|
| 2 BR, 3 bathrooms, 4 guests | ฿97,000 | Floor area to be confirmed, see below | MRT Si Lom 500 m, BTS Sala Daeng 700 m |
| 2 BR, 2 bathrooms, 4 guests | ฿107,100 | 130 m², ฿824 a m² | MRT Si Lom 500 m, BTS Sala Daeng 700 m |
| 2 BR, 3 bathrooms, 4 guests | ฿112,100 | 88 m², ฿1,274 a m² | MRT Si Lom 500 m, BTS Sala Daeng 700 m |
| 3 BR, 4 bathrooms, 6 guests | ฿119,700 | 160 m², ฿748 a m² | MRT Si Lom 500 m, BTS Sala Daeng 700 m |
| 3 BR penthouse, 3 bathrooms, 7 guests | ฿315,000 | 350 m², ฿900 a m² | MRT Si Lom 500 m, BTS Sala Daeng 700 m |
The first row needs a warning. The ฿97,000 home gives two different floor areas: the size on its listing says 350 m², while its description says 130 m². We have left it out of the sums, so ask us which figure is right before you rely on either.
We have also left out the 66 m² Arc suite near BTS Phloen Chit. Its title says two bedrooms, but its details list one bedroom, one bathroom and two guests. At ฿176,400 a month it is not the way to buy space in any case.
For ฿34,000 a month more than our cheapest one-bedroom in Lumpini, the 160 m² flat gives you 105 m² more floor, two more bedrooms and three more bathrooms.
Here is how the five compare on the usual reasons for looking at a house. The washing machine and outdoor lines are the ones to read closely, because the listings differ there.
If a dog is the reason you wanted a house, Lumpini is the wrong area for us. We have three pet-friendly homes in Ekkamai, covered in our Ekkamai guide, and two in Sathon.
The real case for living here instead of further out is the park. Lumpini Park covers about 57 hectares of lawn, lake and trees, far more ground than any private garden, and someone else looks after it. You cannot lock it, or send the children out alone from the kitchen door, and that is the honest difference between this and a house with a lawn.
How near it feels depends on the gate you use, because a park that size is a long walk from end to end. These five are on the Silom side. We have set out each corner and its stations in our guide to living near the park, which is worth reading before you picture a daily walk with a pushchair.
Four of the five sit between ฿97,000 and ฿119,700, so the choice is more about how you will live than what you can stretch to. Here is how we would match them.
If you are splitting the rent between adults, we have worked that out separately in what each bedroom really costs in Lumpini.
You might assume that a family has to leave the middle of town to get this much room. Our figures say otherwise. Lumpini has the highest starting rent of any area we let in, yet of all our three-bedroom homes that state a floor area, the 160 m² flat here has the lowest cost per square metre.
| Home | Per month | Space and cost | Nearest station |
|---|---|---|---|
| Lumpini, 3 BR | ฿119,700 | 160 m², ฿748 a m² | MRT Si Lom 500 m, BTS Sala Daeng 700 m |
| Rama 4, 3 BR | ฿151,200 | 180 m², ฿840 a m² | BTS Phra Khanong 900 m |
| Sathon, 3 BR | ฿132,300 | 140 m², ฿945 a m² | No station listed |
| Thonglor, 3 BR | ฿218,500 | 135 m², ฿1,619 a m² | BTS Thong Lo 440 m |
| Asoke, 3 BR | ฿199,500 | 120 m², ฿1,663 a m² | BTS Asok 1000 m, MRT Queen Sirikit 1.0 km |
The Rama 4 flat gives you 20 m² more for ฿31,500 more a month, and the Sathon flat gives you 20 m² less for ฿12,600 more. What each rent includes varies by building, so compare the listings as well as the numbers. For the wider picture, see the eight flats across the city with a house's worth of room.
This is where a flat beats a house outright. On all five, electricity and water are included in the rent, and housekeeping comes three times a week. Air conditioning in 160 m² is not a small bill in Bangkok, so it matters that the figure in the table already covers it.
The building adds what a house would not have: all five listings include a pool, a gym, a sauna and a library, with a tuk-tuk service on request. In return you share lifts and walls with your neighbours, and that is the trade you are making.
All five are listed 500 metres from MRT Si Lom and 700 metres from BTS Sala Daeng, so you have two lines within about nine minutes on foot at an ordinary pace. That suits a household with one commuter and a car for everything else. Check your own routes on the BTS website and the MRT website, starting with the office and any school you have in mind.
If you came looking for a house, start with the 160 m² three-bedroom and work down only if you do not need the third room. Send us your dates and how many people are moving in, and we can tell you which of the five are free.
