An apartment for rent near Lumpini Park is not one address, it is a ring. The park is a wide rectangle bounded by four roads — Rama IV to the south, Ratchadamri to the west, Sarasin to the north and Wireless Road to the east — and the gate you use every morning decides which station you take, what you pay and how long you stand in the sun. We let fifteen furnished homes inside that ring, from ฿85,700 a month.
All of them are let by the calendar month, furnished, with electricity, water, Wi-Fi and housekeeping inside the rate and no platform or booking fee. What follows is the ring, gate by gate, with what each side costs.
Lumphini is roughly 57 hectares of lawn, lake and rain trees — Bangkok's first public park, and still free to walk into, as its Wikipedia entry sets out. That size is the catch. A flat 400 metres from the north-east corner is nowhere near the south-west gate, and walking through is a fifteen-minute crossing, not a shortcut you take with shopping.
So treat "near the park" as three separate pockets rather than one neighbourhood. Ours split like this.
The south-west corner is the one most people mean. The park's busiest entrance is here, the running loop starts a few steps inside it, and the outdoor gym and the open-air aerobics sessions are on this side. It is also the corner where the park meets Silom, so you get the park at six in the morning and a working district by nine.
Six of our homes sit in one 27-storey serviced building on this corner, with two pools, a fitness centre, a sauna and an all-day restaurant. The area opens at ฿85,700 for a 55 m² one-bedroom named for the park, and the floor plans climb from there to 88, 130 and 160 m². These are large flats by central Bangkok standards, which is the real argument for the corner: you are paying park prices and getting square metres back.

South of the park, across Rama IV, is the pocket most searches miss, because the flats there are not filed under Lumpini at all. Three serviced apartments sit 850 m from MRT Lumphini station, on our map under Central Bangkok: a one-bedroom and a two-bedroom at ฿124,700 a month, and a three-bedroom at ฿224,300. Separate living and dining rooms, a kitchenette, a workstation, housekeeping three times a week and linen twice, with an 8,400 THB monthly electricity allowance included and water on top of that.
The trade on this side is a road. Rama IV is six lanes and you cross it at a light or a bridge, which adds a few minutes and a lot of noise to a walk that looks trivial on a map. In return you are on the MRT blue line, next to Sathon, and out of the Silom lunch crowd.
Two more of our Sathon homes are 850 m from BTS Sala Daeng on this same southern edge — a full-service two-bedroom at ฿170,100 and a serviced penthouse at ฿315,000. Sathon as a whole opens at ฿78,100, but those cheaper flats sit further from the park, deeper into the district.
On a map the park has one address. On foot it has four, and the road you have to cross matters more than the metres you have to walk.
The north-east side is embassy country: Wireless Road, the diplomatic missions, and BTS Phloen Chit on the Sukhumvit line. Four serviced suites sit 500 m from that station, which puts the park's Wireless Road gate at a longer walk than the south-west homes have — call it ten to fifteen minutes to be inside the gate, and measure it yourself on a map before you decide the park is your morning routine.
What you get instead is service. Soundproofed rooms, a full kitchenette, a washer and tumble dryer in the unit, a bathtub and separate shower, housekeeping and linen three times a week, a rooftop pool and a free tuk-tuk to the station and the malls. Sizes are 39, 45 and 48 m² for the one-bedrooms at ฿86,900, ฿92,000 and ฿94,500, and 66 m² for the high-floor two-bedroom at ฿176,400.
Pick this gate if you work up the Sukhumvit line and want the park at weekends. Pick the south-west corner if you want it every morning.
Living beside Lumphini is not about the view — none of these flats is sold as a park-view apartment, and most face the Silom and Sathon skyline instead. It is about the hour before the heat arrives, and the hour after work when the loop fills again.
Bangkok traffic makes distance meaningless and rail lines decisive, so settle the line before the flat. The south-west corner puts you on the BTS Silom line at Sala Daeng and the MRT blue line at Si Lom, which is the strongest interchange near the park. MRT Lumphini, on the south side, is blue line only. Phloen Chit is BTS Sukhumvit line only, one stop short of the Asok interchange. Check the current MRT network map and the BTS route map against your office before you choose a gate.
Lumpini has the highest entry price of the ten areas we let in. If what you actually want is green space rather than this particular park, Asoke is the answer: thirteen homes beside Benchakitti Park, from ฿72,500, including several sold on the lake view that Lumphini flats do not offer. Minimum stay is one calendar month, there is no platform or booking fee, and the rate covers furniture, electricity, water, Wi-Fi and housekeeping. Fifteen homes across the whole ring is a small pool, and the large flats on the south-west corner go first for cool-season arrivals. Six sit on the south-west corner, 500 m from MRT Si Lom and 700 m from BTS Sala Daeng, which is a few minutes from the Si Lom gate. Three are south of Rama IV, 850 m from MRT Lumphini. Four more are on the Wireless Road side, 500 m from BTS Phloen Chit, which is a ten to fifteen minute walk to the nearest gate.
From ฿85,700 a month for a 55 m² one-bedroom on the park's south-west corner. The serviced suites on the Wireless Road side run ฿86,900 to ฿94,500, a 130 m² two-bedroom is ฿107,100, a 160 m² three-bedroom ฿119,700, and the serviced apartments near MRT Lumphini are ฿124,700.
MRT Si Lom and BTS Sala Daeng, at the south-west corner, because they give you both networks within a few hundred metres of each other. MRT Lumphini covers the south side on the blue line only, and BTS Phloen Chit covers the north-east on the Sukhumvit line only.
None of our Lumpini homes is let as a park-view flat; they are sold on city and skyline views over Silom and Sathon. If a view over green space matters more than the address, the Asoke homes facing Benchakitti Park are let specifically on the lake view, from ฿81,000 a month for a 50 m² studio.
It is free to enter. The gates open before dawn for runners and close in the evening, with the loop busiest around six in the morning and again after work. Times are posted at each gate and change occasionally, so check the sign on your nearest one.
Yes. One calendar month is the minimum stay and there is no platform or booking fee on top of the rent. With fifteen homes in the whole ring, availability is the constraint rather than the length of stay, so ask early if you need a two- or three-bedroom.
