Searching condo for rent lumpini? Ten furnished homes from ฿85,700 a month, and the cheapest bedroom sits in a three-bedroom flat. See the price ladder.

Search ‘condo for rent lumpini’ and the first thing you notice is the entry price. Our ten furnished homes here start at ฿85,700 a month, the highest starting rent of any area we let in, and run up to ฿315,000. The useful surprise sits in the middle of that range: the cheapest bedroom in Lumpini is in a three-bedroom flat, and so is the cheapest bed per person.
This guide sorts the ten two ways: first by the rent on the listing, then by what that rent comes to per bedroom and per guest. If you are moving alone, a one-bedroom still wins. If you are two adults who each want a room, or a family, the arithmetic points somewhere else entirely.
The ten sit in two places. Four are serviced suites off Wireless Road, 500 metres from BTS Phloen Chit. Six share one address on the Silom side of the park, 500 metres from MRT Si Lom and 700 metres from BTS Sala Daeng. Our guide to the park side or the Phloen Chit side covers the streets and the commute from each. This one is about money.
Whichever side you choose, the basics are the same. Every home is furnished and let by the calendar month, one month is the minimum, and there is no platform or booking fee. On all ten, the rent already covers:
The first line matters more than it looks. Air conditioning runs for much of the day in Bangkok, and electricity, supplied in this part of the city by the Metropolitan Electricity Authority, is the bill that grows with it. Here it is already in the rent, so the figures below are the whole monthly cost of the flat itself, not a starting point.
Here are the ten as they are listed, cheapest first, with the size, the bedrooms and the number of guests each listing sleeps.
| Home | Per month | Size and beds | Nearest station |
|---|---|---|---|
| 1 BR · Lumpini Park | ฿85,700 | 55 m², 1 bedroom, 2 guests | MRT Si Lom 500 m |
| ARC 1 BR · 39 m² | ฿86,900 | 39 m², 1 bedroom, 2 guests | BTS Phloen Chit 500 m |
| ARC · 45 m² | ฿92,000 | 45 m², 1 bedroom and a sofa bed, 2 guests | BTS Phloen Chit 500 m |
| ARC 1 BR · 48 m² | ฿94,500 | 48 m², 1 bedroom, balcony, 2 guests | BTS Phloen Chit 500 m |
| 2 BR · Lumpini · PR | ฿97,000 | 2 bedrooms, 3 bathrooms, 4 guests | MRT Si Lom 500 m |
| 2 BR · Lumpini · City View | ฿107,100 | 130 m², 2 bedrooms, 4 guests | MRT Si Lom 500 m |
| 2 BR Siam Penthouse | ฿112,100 | 88 m², 2 bedrooms, 3 bathrooms, 4 guests | MRT Si Lom 500 m |
| 3 BR · Sky view | ฿119,700 | 160 m², 3 bedrooms, 4 bathrooms, 6 guests | MRT Si Lom 500 m |
| Arc · 66 m² | ฿176,400 | 66 m², high floor, balcony, 2 guests | BTS Phloen Chit 500 m |
| Penthouse · 350 m² | ฿315,000 | 350 m², 3 bedrooms, 7 guests | MRT Si Lom 500 m |
Read top to bottom, it looks like an ordinary ladder: small flats at the bottom, big ones at the top. Two rows break the pattern. The 160 m² three-bedroom costs ฿119,700, only ฿34,000 a month more than the cheapest one-bedroom. And the 66 m² Arc suite, listed for two guests, costs ฿176,400, which is ฿56,700 more than the three-bedroom.
Rent per bedroom is the fairer number if you are sharing with a friend or a colleague, or if the second room is for a child, a desk or visiting family. On that measure the order changes completely.
In Lumpini the cheapest bedroom costs ฿39,900 a month, and it comes with two more.
The reason is in the steps between sizes on the Silom side. Going from the one-bedroom to a two-bedroom adds between ฿11,300 and ฿26,400 a month. Going to the three-bedroom adds ฿34,000. The first room is expensive; every room after it is cheap by comparison. We see the same pattern elsewhere in the city, set out in what one more room really costs in central Bangkok, but in Lumpini the gap is wider than most.
Per person tells the same story with sharper numbers. Each listing states how many guests it sleeps, and that is the figure used here. If you are a family of four or a group of friends splitting the rent, this is the table to read.
| Home | Per guest | Rent ÷ guests | Nearest station |
|---|---|---|---|
| 3 BR · Sky view | ฿19,950 | ฿119,700 ÷ 6 | MRT Si Lom 500 m |
| 2 BR · Lumpini · PR | ฿24,250 | ฿97,000 ÷ 4 | MRT Si Lom 500 m |
| 2 BR · Lumpini · City View | ฿26,775 | ฿107,100 ÷ 4 | MRT Si Lom 500 m |
| 2 BR Siam Penthouse | ฿28,025 | ฿112,100 ÷ 4 | MRT Si Lom 500 m |
| 1 BR · Lumpini Park | ฿42,850 | ฿85,700 ÷ 2 | MRT Si Lom 500 m |
| ARC 1 BR · 39 m² | ฿43,450 | ฿86,900 ÷ 2 | BTS Phloen Chit 500 m |
| Penthouse · 350 m² | ฿45,000 | ฿315,000 ÷ 7 | MRT Si Lom 500 m |
| ARC · 45 m² | ฿46,000 | ฿92,000 ÷ 2 | BTS Phloen Chit 500 m |
| ARC 1 BR · 48 m² | ฿47,250 | ฿94,500 ÷ 2 | BTS Phloen Chit 500 m |
| Arc · 66 m² | ฿88,200 | ฿176,400 ÷ 2 | BTS Phloen Chit 500 m |
Six people sharing the three-bedroom each pay less than half of what each half of a couple pays in the cheapest one-bedroom. Even the 350 m² penthouse, the most expensive home on the list, works out cheaper per head than three of the four ARC suites. Big flats in Lumpini are not the luxury option they look like on the rent ladder; for a household of four or more, they are the sensible one.
None of this helps if you live alone. One person in the three-bedroom pays ฿119,700 for rooms they will not use, ฿34,000 a month more than the cheapest one-bedroom. For a single tenant or a couple, the one-bedrooms are the answer, and the choice between them comes down to what is inside the flat.
The ARC suites also change the linen three times a week and run a free tuk-tuk to the BTS and the nearby malls, which takes the edge off the 500-metre walk in the hot months. The Silom-side building answers with two swimming pools, a sauna, a library and an all-day restaurant, with a tuk-tuk on request.
Plenty of people type ‘condo for rent lumpini park’, because the park is the point: shade, a lake, and a flat loop to run before the heat builds. If that is you, look at the six Silom-side homes first; the listing for the 350 m² penthouse describes the building as beside Lumpini Park. The four ARC suites sit further north, off Wireless Road, closer to the embassies than to the lake.
The Silom side also gives you two lines from one front door: MRT Si Lom on the Blue Line, 500 metres away, and BTS Sala Daeng on the Silom Line, 700 metres away. Check routes and fares on the BTS and MRT sites before you settle on a daily commute. Our guide to renting near Lumpini Park by gate goes round each edge of the park in turn.
With ten homes in the area, each one is either free for your dates or it is not, so ask early if you need two or three bedrooms. You can see all ten, with photos and full descriptions, on our Lumpini page. Pick the one that fits your household, and send us your move-in date.
