An apartment for rent in Lumpini Bangkok is really two decisions, not one. The ten furnished homes we let here sit in two pockets about two kilometres apart: four beside Wireless Road, 500 metres from BTS Phloen Chit, and six on the Silom side of the park, 500 metres from MRT Si Lom and 700 from BTS Sala Daeng. Same park on the map, a different week in practice. Rents start at ฿85,700 a month — the highest entry price of any area we cover — and the reason is floor space rather than fashion.

Every home here is furnished and let by the calendar month, with electricity, water and housekeeping three times a week inside the rate. There is no platform fee and no booking fee. What changes between the two pockets is the size of the flat, the walk to the train, and what is happening outside your door at nine in the evening.

Two Lumpinis, two kilometres apart

Lumpini as a rental address is shorthand for the ring of streets around the park, and the park is big enough that its two sides behave differently. On the Phloen Chit side you are in the embassy and office belt: Wireless Road, the diplomatic missions, Central Embassy at the end of the walk, and a station on the BTS Sukhumvit line. On the Silom side you are at the top of the financial district, with Sala Daeng, Silom Road, the lunch shops on Convent Road and the MRT.

Neither is a nightlife address in the Thonglor sense, and both go quiet early by Bangkok standards. The difference in one line: Phloen Chit is offices and malls, Sala Daeng is offices and street food.

The park side: Sala Daeng, Si Lom and the running loop

Lumphini Park is the reason to pay Lumpini prices. It is where the city stops being loud: a lake, lawns, a running loop that fills at six in the morning and again after work, and open-air aerobics you can hear from the path. It was Bangkok's first public park and is now a century old — the history is on its Wikipedia entry — but what matters on a long stay is simply that it is free, open from dawn, and five minutes from the front door.

The six homes on this side sit in a 27-storey serviced building with two swimming pools, a fitness centre, a sauna, a library, a children's indoor pool and an all-day dining restaurant. The floor plans are the largest we let at these rents: a 130 m² two-bedroom with a balcony and city views at ฿107,100, and a 160 m² three-bedroom on a high floor at ฿119,700. The area opens at ฿85,700 for a 55 m² one-bedroom by the park, with a kitchenette, a fridge refreshed daily and a choice of king or twin beds. Above that sits an 88 m² two-bedroom with panoramic views at ฿112,100, and a 350 m² penthouse at ฿315,000.

The Phloen Chit side: Wireless Road and the embassies

The four suites 500 metres from BTS Phloen Chit are a different product: smaller, more heavily serviced, closer to a hotel in feel. Soundproofed interiors on wood floors, a full kitchenette with fridge, oven, stovetop, microwave, toaster and kettle, two flat-screen televisions, a washer and tumble dryer in the unit, an in-room safe, and a bathroom with a bathtub and a separate shower. Housekeeping and linen changes come three times a week. Downstairs there is a rooftop pool, a gym and a restaurant, plus a free tuk-tuk that runs to the BTS and the shopping malls.

Sizes run 39, 45 and 48 m² for the one-bedrooms — ฿86,900, ฿92,000 and ฿94,500 — then 66 m² for the high-floor two-bedroom at ฿176,400, which adds a balcony, a coffee machine, a rain shower and a soaking tub. If you are one or two people who would rather have service than square metres, this is the side to take.

The park side gives you floor space. The Phloen Chit side gives you service. At these rents you rarely get both in the same flat.

What the money buys per square metre

Lumpini looks expensive at the door and cheap once you are inside it. The 160 m² three-bedroom at ฿119,700 works out near ฿750 a square metre a month, which is the best figure in any area we let. The 130 m² two-bedroom is about ฿825. Do the same sum on the Phloen Chit suites and the 48 m² one-bedroom is roughly ฿1,970 a square metre — there you are paying for the housekeeping, the restaurant and the shorter walk, not for the room.

That is the whole trade. A family, or anyone working from home who needs a second room, should look at the park side. A single person on a three-month posting will usually be happier in the serviced suites.

Rail lines, not kilometres

Bangkok traffic makes distance meaningless and lines decisive, so settle the line before the flat. Sala Daeng puts you on the BTS Silom line, three stops from Siam and a straight run to Saphan Taksin for the river boats. Phloen Chit is on the BTS Sukhumvit line towards Asoke, Thong Lo and Ekkamai. MRT Si Lom links the park side to Sukhumvit, Queen Sirikit and the blue line loop. Both operators publish current maps, fares and first and last trains: check the BTS route map and the MRT network map before you commit to a side.

Who should look somewhere else

Lumpini has the highest starting price of the ten areas we let in, and if the park is not the point, the money goes further elsewhere. Sathon is next door on the same Silom line and opens at ฿78,100. Asoke has the other big park, Benchakitti, and starts at ฿72,500. Central Bangkok around Chit Lom holds 27 homes from ฿66,800. Rama 4 is the cheapest furnished month we let at ฿46,600 for a serviced studio with housekeeping. If you are still weighing districts rather than buildings, start with where to live in Bangkok and come back to Lumpini once you know which line you need.

Booking a month in Lumpini

Minimum stay is one calendar month, there is no platform or booking fee, and the rent covers electricity, water, Wi-Fi and housekeeping three times a week.
