Condo for rent in central Bangkok: studio, one-bed or two-bed in the same building, and what each step up adds to the monthly rent. Compare and book.

When people look for a condo for rent in central Bangkok, most decide the number of bedrooms first and the building second. Across our 27 Central Bangkok homes, from ฿66,800 to ฿296,100 a month, that order does not work: the cheapest two-bedroom among them costs less than any of the studios. What does work is comparing sizes inside one building, where the location, the service and the view stay the same and the only thing you are paying for is the extra room.
Two buildings near BTS Chit Lom let us do exactly that. At the Cape homes in the Langsuan area, each step from studio to one-bed to two-bed adds roughly ฿24,000 to ฿25,000 a month. At Midtown, the first step is the same ฿25,200, but the second bedroom adds ฿113,400.
Here is how the 27 homes break down by bedrooms, going by each listing's title. Three listings do not state a bedroom count in the title, so ask us about those.
| Size | From | Character | Nearest station |
|---|---|---|---|
| Studio, 4 homes | ฿81,900 | Up to ฿157,500 | BTS Asok, Phrom Phong or Chit Lom |
| One-bedroom, 8 homes | ฿90,600 | Up to ฿182,700 | BTS Chit Lom, Asok or Phrom Phong; MRT Lumphini |
| Two-bedroom, 11 homes | ฿66,800 | Up to ฿296,100 | BTS Chit Lom, Asok, Phrom Phong or Thong Lo; MRT Lumphini |
| Three-bedroom, 1 home | ฿224,300 | Serviced | MRT Lumphini 850 m |
The ranges overlap almost completely. A one-bedroom can cost anything from ฿90,600 to ฿182,700, and the dearest studio costs more than eight of our eleven two-bedrooms. Size is one thing you pay for; the building, the floor and what the rent includes are the others. Comparing across buildings mixes all of them together, which is why the two buildings below are more useful than the table above.
The three Cape listings are in the Langsuan area, 450 metres from BTS Chit Lom, and all three come with housekeeping and a linen change three times a week. Residents share the pool and gym, a restaurant serving Italian and Thai food, and a top-floor executive lounge with a business centre and meeting rooms.

|---|---|---|---|
| Studio, 45 m², 2 guests | ฿89,000 | Open plan; walk-in shower and separate bath | BTS Chit Lom 450 m |
| 1 BR, 58 m², 2 guests | ฿114,200 | Separate living and dining area with a full table | BTS Chit Lom 450 m |
| 2 BR, 87 m², 4 guests | ฿137,900 | Each bedroom has its own bathroom | BTS Chit Lom 450 m |
Going from the 45 m² Cape studio to the one-bed adds ฿25,200 a month and 13 square metres. What you mostly gain is a wall: the bed in a room of its own, and a living and dining area with a full-size table. Going on to the 87 m² Cape two-bed adds another ฿23,700, and this time you get 29 square metres, a second bedroom and a second bathroom, each bathroom with a walk-in shower and a separate bath.
Per square metre, the studio and the one-bed both cost about ฿1,970 to ฿1,980 a month. The two-bed drops to about ฿1,590.
At the Cape, the second bedroom costs less than the step from studio to one-bed, and brings more than twice the floor space.
Midtown is a high-rise also listed 450 metres from BTS Chit Lom, about a five-minute walk, close to centralWorld and Siam Paragon. Its three homes cost more than the Cape's at every size, and the reason is not floor space.

|---|---|---|---|
| Studio, 2 guests | ฿157,500 | Floor area not listed; city views | BTS Chit Lom 450 m |
| 1 BR, 40 m², 2 guests | ฿182,700 | Bathtub and washing machine | BTS Chit Lom 450 m |
| 2 BR, 72 m², 3 guests | ฿296,100 | Second bedroom has a single bed; two bathrooms | BTS Chit Lom 450 m |
The studio-to-one-bed step is ฿25,200, exactly the same as at the Cape. The second bedroom is where the two buildings part. Moving from the 40 m² one-bed to the 72 m² Midtown two-bed adds ฿113,400 a month for 32 square metres. Per square metre, the one-bed works out at about ฿4,570 and the two-bed at about ฿4,110, more than twice the Cape's rate.
What the extra money buys is height, city views and bills. At Midtown, water and electricity are included in the rent, housekeeping comes three times a week with linen changed twice, and each home has an air purifier. Note that the second bedroom holds a single bed, so the two-bed sleeps three. It suits a parent with a child better than two couples.
If floor space matters more than anything else, our two-bedroom suites on Soi Tonson, also near Chit Lom, run from 100 to 125 m² at ฿114,700 to ฿123,200 a month. Each of those has one bathroom, which matters more for flatmates than for a family.
The two buildings above handle electricity differently, and that changes the sums. At Midtown, water and electricity are in the rent. At the Cape, electricity is billed on top at ฿8 a unit. Central Bangkok's power is supplied by the Metropolitan Electricity Authority, and air conditioning is what moves the meter, so ask what the unit used in a recent month before you set the Cape's rent against Midtown's.
Ask the same question of any listing you are weighing up: is electricity included, capped at an allowance, or metered from the first unit? Two rents that look ฿10,000 apart can end up much closer once the bill arrives, or much further apart.
All six homes in this comparison are listed 450 metres from Chit Lom on the BTS Skytrain Sukhumvit Line. Siam, where you change to the Silom Line, is the next stop west. Asok, where the Sukhumvit Line meets the MRT Blue Line, is three stops east. Before you sign, walk from the building to the station once at the hour you would actually commute.
Every home here is furnished and let by the calendar month, with a one-month minimum and no platform or booking fees. Where a listing does not show the floor area, as with the Midtown studio, ask us for it before you compare prices.
