House for rent in Asoke? Seven flats with a house's room, and a park for the garden

Looking at house for rent asoke? We let flats, not houses: seven Asoke homes with 2 or 3 bedrooms, 84 to 186 m², from ฿120,700 a month. Compare them.

Two adults and a child walking away from the camera along a path across a green lawn at Benchakitti Park in Bangkok on a bright morning, with the high-rise towers of Asoke behind the trees.

The short answer to “house for rent asoke” is that we do not let houses, in Asoke or anywhere else. We let furnished flats by the month, and seven of our 13 Asoke homes are big enough to do much of a house's job: two or three bedrooms, as many bathrooms, and 84 to 186 m², from ฿120,700 to ฿378,000 a month.

If you need your own front gate and lawn, none of these will do, and an agent who handles year-long leases is a better call. If you mostly want room for a family or for two people working from home, read on. The minimum stay is one calendar month and we charge no platform or booking fees. The other six homes are studios and one-bedrooms, and you can see all 13 on the Asoke page.

The seven homes, and what each square metre costs

A house is usually a decision about space, so we have put the price of that space beside the rent. Floor areas come from each listing's title or, for the penthouse, its description. The cost per square metre is simply the monthly rent divided by the floor area, rounded to the nearest baht.

The cheapest space in the table is the 96 m² flat with the city view, at ฿1,367 a square metre. The dearest is the 89 m² flat near the station, at ฿2,265. Most of that gap is location and building, not the size of the rooms, and we come back to it below.

The same 96 m² costs ฿10,600 a month more with the lake in the window. If you will look at it every day, that may be worth it. If you are out all day, it may not.

What you would want a house for, and what these flats offer

Here is how the seven compare on the usual reasons for looking at a house. Check the last two lines carefully, because that is where a flat falls shortest.

If a dog is the reason you wanted a house, Asoke is the wrong area for us. Our pet-friendly homes are elsewhere, including the three in our Ekkamai guide. If you wanted grass for children, Benchakitti Park is a public park with a large lake, and you never have to mow it. It is not a garden you can lock, but six of these seven homes are on the park side of Asoke.

What a third bedroom costs

Only two of the seven have three bedrooms, and the comparison that matters is inside one building. The 96 m² lake-view flat is ฿141,800 and the 120 m² lake-view flat is ฿199,500. For ฿57,700 more a month you get a third bedroom, a third bathroom and 24 m² more floor, and the listing goes from five guests to seven.

Divided by bedrooms, the larger flat is cheaper: ฿66,500 a bedroom against ฿70,900. So if three people are each paying for their own room, the three-bedroom is the better deal. A family of four may not need it, which brings us to the second bedroom.

Paying for the shorter walk

Six of the seven are listed about a kilometre from BTS Asok and from MRT Queen Sirikit, roughly 13 minutes on foot at an ordinary pace. Only the 89 m² flat off Soi 10 is close to the interchange, 450 metres from BTS Asok and 600 metres from MRT Sukhumvit. That flat costs ฿80,900 a month more than the 84 m² flat by the park, for five more square metres.

The extra rent also buys that building's salt-water pool, sauna, steam room and meeting rooms, as well as the balcony. Before you pay it, work out who actually walks to a train every day. If one parent commutes and the children are driven to school, the free parking may matter more than the 550 metres. Routes and fares are on the BTS website and the MRT Blue Line website, and we have compared the park side and the station side across all 13 homes.

Who pays the electricity

A larger home has more air conditioning to run, so this line matters more here than in a studio. The seven homes handle it in three ways:

That makes the 104 m² flat less simple to compare than its rent suggests. Our guide to what each Asoke building includes goes through the rest of the differences.

Two more homes, just outside our Asoke list

Our site files one nearby building under Sukhumvit, so it does not appear when you filter by Asoke. It is listed 150 metres from MRT Queen Sirikit, a far shorter walk to the Blue Line than any home in the table. It has a two-bedroom, two-bathroom flat at ฿119,700 and a three-bedroom, 128 m² flat at ฿252,000, though that one has two bathrooms rather than three. If you ride the MRT rather than the BTS, look at these too.

How to choose in three steps

If Asoke is not fixed, we have also set out eight flats with a house's worth of room across Bangkok. Otherwise, send us your dates and how many people are moving in, and we will tell you which of these seven is free and what the first month comes to.
