Now pick the building, because the building decides whether there is a pool, who cleans the flat and whether electricity is in the rent. We let 13 furnished homes in Asoke by the month, from ฿72,500 to ฿378,000, and they sit in four buildings that do not offer the same things.

This guide answers "condo for rent asoke bangkok" building by building. We have already split the same homes by the park side and the station side of Asoke, so this time the question is what you get inside the front door. Every home is furnished, the minimum stay is one calendar month, and there are no platform or booking fees on top of the rent.

Our 13 Asoke condos, building by building

Floor areas come from each listing's title or, where the title gives none, its description. Two things stand out. Most of our Asoke homes are in one building, and only three of the 13 are within 450 metres of BTS Asok.

Shama Lakeview: seven homes, one set of rules

Seven of our 13 Asoke homes are at Shama Lakeview, each listed a kilometre from BTS Asok and a kilometre from MRT Queen Sirikit, the Blue Line station beside Benchakitti Park. Six of the seven listings describe the same deal: housekeeping three times a week, linen changed twice a week, electricity and water included, and the swimming pool and fitness centre downstairs. All six have a washer-dryer, their own air conditioning, a safe and a work desk.

The exception is the cheapest. The 43 m² studio at ฿72,500 lists the pool, the gym, free parking, a washing machine and a work desk, but its description says nothing about housekeeping or electricity. Ask about both before you set it against the 50 m² lake-view studio at ฿81,000, where both are in the rent. If they are not included, part of the ฿8,500 a month between the two goes on cleaning and the electricity bill.

Within the building, three things change from flat to flat:

• The oven. Only the lake-view one-bedroom, the lake-view 96 m² two-bedroom and the three-bedroom list one. The 50 m² studio has a hob, microwave and fridge, which is enough for breakfast and simple meals.
• The view. Four homes face the lake; the 43 m² studio, the 84 m² top-floor two-bedroom and the other 96 m² two-bedroom look over the city.
• The bathrooms. Every two-bedroom has a bathtub and separate shower in the main bathroom and a standing shower in the second, and the three-bedroom has three bathrooms for seven guests.

At Shama Lakeview, a ฿91,400 one-bedroom gets the same cleaning, the same pool and the same electricity deal as a ฿199,500 three-bedroom. What the extra rent buys is room.

Next door: the 104 m² two-bedroom and the penthouse

Two more homes are listed beside Shama Lakeview on our map, also a kilometre from both stations, and they are set up differently. The 104 m² two-bedroom at ฿151,200 has two bedroom suites, each with a kitchenette with a stove, hood and dishwasher, the only dishwasher in any of our Asoke listings. Housekeeping is included and towels are fresh every day. Electricity comes as an allowance of ฿5,200 a month, with anything above it charged at ฿7.75 per kWh, and there is a refundable damage deposit. The listing names a gym, not a pool.

The penthouse at ฿378,000 is described as 186 m² on a high floor, with three bedrooms, three bathrooms, a living and dining area that seats six and a view over the lake at Benchakitti Park. Housekeeping comes three times a week. Its building has the most unusual facilities we let in Asoke: a professional gym, a children's playground, a golf range, a hot tub and a sauna. The description does not say how electricity is charged, so ask before you budget.

Sukhumvit 10: three homes 450 metres from BTS Asok

Three homes share one building near Sukhumvit Soi 10, 450 metres from BTS Asok and 600 metres from MRT Sukhumvit. All three include electricity and water, with housekeeping and fresh linen three times a week. The building has the longest list of facilities of the four: a salt-water swimming pool, a fitness centre, a sauna, a steam room, a children's play area, meeting rooms and an on-site Thai restaurant.

• 1 BR, city view, ฿126,000: described as 70 m², with king or twin beds, a sofa bed, a walk-in closet, a 55-inch smart TV, 200 Mbps Wi-Fi and a TOTO Washlet.
• 1 BR, 76 m², ฿138,600: a private balcony, a washer with a dryer function, a bathtub and shower, and 200 Mbps internet.
• 2 BR, 89 m², ฿201,600: a king-bedded room with an en-suite bathtub, a queen-bedded room with its own shower room, a balcony and a full kitchen.

Fast internet and meeting rooms in the building make this the one to look at if you work from home and take calls. The 76 m² one-bedroom at ฿138,600 adds a balcony to that. The two-bedroom is the hard sell: at ฿201,600 it costs ฿70,400 a month more than the 96 m² city-view two-bedroom at Shama Lakeview, for 7 m² less. What the difference buys is a walk to the BTS of 450 metres instead of a kilometre, plus the sauna, steam room and meeting rooms.

The rooftop-garden building: one home, 800 metres from the BTS

Our fourth Asoke building holds a single one-bedroom at ฿88,200, described as 40 m², with a king bed and desk, a bathtub with a rain shower and a fully equipped kitchen. Housekeeping comes three times a week with linen changes. Electricity is covered by an allowance of ฿2,400 a month, and residents use the gym, pool, rooftop garden and on-site restaurant, with free parking. It is 800 metres from BTS Asok and 600 metres from MRT Sukhumvit.

Set it against the 60 m² lake-view one-bedroom at Shama Lakeview. For ฿3,200 a month more you get 20 m² more, an oven, and electricity included rather than capped. You give up 200 metres on the walk to the BTS and 400 metres on the walk to the MRT.

What the rent covers across all 13

• Electricity and water included: nine homes, the six at Shama Lakeview other than the 43 m² studio and all three on Sukhumvit 10.
• An electricity allowance instead: two homes, ฿2,400 a month for the 40 m² one-bedroom and ฿5,200 for the 104 m² two-bedroom.
• Electricity not stated: two homes, the 43 m² studio and the penthouse. Ask.
• Housekeeping three times a week: stated on 11 homes. The 104 m² two-bedroom says housekeeping is included without saying how often, and the 43 m² studio does not mention it.
• A pool: named in the descriptions of 11 homes. The 104 m² two-bedroom and the penthouse name a gym instead.

Getting to the trains from each building

Asoke is where BTS Asok on the Sukhumvit Line meets MRT Sukhumvit on the Blue Line, and the Sukhumvit 10 building and the rooftop-garden building are the two that use that junction. From Shama Lakeview and the building next door, the nearer stop is MRT Queen Sirikit, one stop south of MRT Sukhumvit on the Blue Line. Check your daily route against the BTS route map and fares and the MRT Blue Line map before you choose a building.

How to choose your Asoke building

• Settle the walk first: 450 metres to the BTS on Sukhumvit 10, 800 metres from the rooftop-garden building, a kilometre from Shama Lakeview and its neighbour.
• Read the electricity line on the listing. Included, capped by an allowance or not stated, it changes what you really pay each month.
• If you cook most nights, look for an oven: the lake-view one-bedroom, the lake-view 96 m² two-bedroom and the three-bedroom at Shama Lakeview. For a dishwasher, only the 104 m² two-bedroom.
• If you work from the flat, Sukhumvit 10 has 200 Mbps internet and meeting rooms; every Shama Lakeview home has a work desk.
• With children, the Sukhumvit 10 building has a play area and the penthouse building a playground; the three-bedroom at Shama Lakeview sleeps seven.
