A quiet residential soi in On Nut in the late afternoon, with low-rise townhouses in front, a mid-rise condominium tower behind and the elevated BTS line in the distance

If you are searching for a house for rent On Nut Bangkok, here is the plain answer: we don't let houses in On Nut, we let four furnished flats, and between them they sleep anyone from a couple to a household of six. Three sit 350 metres from BTS On Nut and one is 550 metres from Bang Chak, the next stop out. Rent runs from ฿54,200 to ฿103,300 a month, with housekeeping three times a week in all four. You can see every one of them on our On Nut page.

Most people who type "house" are not after a garden so much as what a house usually brings: a bedroom for everyone, more than one bathroom, a washing machine of their own and somewhere to leave the car. A flat can give you most of that if you choose it by headcount rather than by photos. This guide does that, one household size at a time.

Start with a headcount, not a floor plan

Write down who is moving in, then who will come to stay and for how long. A parent who visits for a fortnight every winter changes the answer as much as a child does. Then read the table across: guests, bedrooms and bathrooms decide the shortlist before price does.

Two things stand out. Going from four people to six costs ฿42,800 a month more, and it buys 16 more square metres, one more bedroom and one more bathroom. And the two one-bedroom flats are only ฿2,500 apart, so for a couple the choice comes down to layout, not money.

Six people: the three-bedroom duplex

The three-bedroom duplex near BTS On Nut is the closest thing we have in On Nut to a house. It is 72 m² over two levels, with three bedrooms, three bathrooms, a living room and a kitchenette with a dining table. It has its own washing machine, a bathtub, a coffee machine, a microwave and a safe, and electricity and water are covered in the ฿103,300 rent.

It is listed for up to six, so do the sum before you book. 72 m² across six people is 12 m² each, which is roomy for four and tight for six adults who all work from home. Because it is a duplex, there are stairs inside the flat, which matters if you are bringing a toddler or an older parent.

Split six ways, the rent comes to about ฿17,200 a head. The building has a pool, a gym, a lift and free parking, and housekeeping comes three times a week with linen changed twice.

Four people: the two-bedroom with two bathrooms

The two-bedroom flat 350 metres from the station is 56 m² for ฿60,500 a month. One bedroom has a queen bed, the second has a single, and there are two full bathrooms, a living room with a sofa and dining table, a small workstation and a balcony with city views.

Read the beds carefully. Four guests is the listed maximum, but with one queen and one single the natural fit is a couple with a child, or a couple with a regular visitor, rather than two couples sharing. The two bathrooms are what make it feel like a house: nobody queues in the morning. The building adds a pool, a spa and a gym, and electricity and water are included.

Count bathrooms before bedrooms. A second bathroom does more for a household's mornings than a bigger living room ever will.

Two people: two one-bedrooms, ฿2,500 apart

If the house was really for the two of you and the space, put the one-bedrooms side by side. They are close in size and price and differ in the details.

The trade is simple. The 38 m² flat gives you a balcony and a bedroom with a door; the loft gives you a desk and your own washer for ฿2,500 more. If you run the air conditioning all day, weigh the loft's allowance against your habits. Electricity in Bangkok is supplied by the Metropolitan Electricity Authority, and the ฿3,000 is a set allowance, not an unlimited one, so ask what happens above it before you book.

What a house has that these flats don't

Be clear about the gap before you sign. None of the four comes with:

What you get back is the work a house would give you. In all four, housekeeping comes three times a week and linen is changed twice a week, so nobody spends Saturday cleaning. All four list air conditioning, wifi, a lift, a gym, a pool and free parking, and electricity and water are covered in three of them, with allowances in the fourth. If the car was the reason you wanted a house, the parking answers it.

Getting around from On Nut

On Nut and Bang Chak are neighbouring stations on the BTS Sukhumvit Line, so all four homes use the same line into the city. Check fares and first and last trains on the BTS website before you settle on a commute, especially if two of you work in different places.

If you want one more option close by, our two-bedroom on Sukhumvit 48 is 600 metres from BTS On Nut at ฿99,700 a month. It sits in our Sukhumvit listings rather than On Nut, so it is easy to miss.

If none of the four fits

Four homes is a short list, which helps: you can compare all of them in an evening. If you want the rent broken down by bedroom, our guide to what On Nut costs per bedroom does that sum. If you need more than 72 m², look at our flats across Bangkok with a house's worth of room, which run from 120 to 181 m².

Every stay is a minimum of one calendar month, and there are no platform or booking fees. Count the people, count the bathrooms, pick the flat, and send us your dates.
