An apartment for rent near On Nut BTS is almost always described by its monthly rent. If you are moving in alone, that is the number that matters. If there are two, three or four of you, it is the wrong one: what decides the month is what each bedroom and each bathroom costs. We let four furnished homes here, from ฿54,200 to ฿103,300 a month, and the cheapest of the four is not the one most groups should take.
All four are let by the calendar month, with a minimum stay of one month and no platform or booking fee added to the rent. They sit together on one page — the four On Nut homes — and this guide does the arithmetic that a listing page never shows you.
Our entry price here is ฿54,200 a month for a 38 m² one-bedroom, 350 m from the station. The two-bedroom in the same district, 56 m² with two full bathrooms, is ฿60,500. That is ฿6,300 more a month for a second bedroom, a second bathroom and the privacy that comes with both.
Nowhere closer to the centre does that step cost so little. In Asoke, our 43 m² studio is ฿72,500 and the 84 m² two-bedroom is ฿120,700 — the same move up costs ฿48,200 a month. The further out along the Sukhumvit Line you go, the less you pay for a wall and a door, and On Nut is where that curve flattens out.
In On Nut a second bedroom and a second bathroom cost ฿6,300 a month more. In Asoke the equivalent step is ฿48,200.
The clearest way to see what On Nut is for is to divide the rent of a three-bedroom by three. Our three-bedroom here is a 72 m² duplex with three bathrooms, sleeping up to six, at ฿103,300 a month. Set it against the three-bedrooms we let in the districts up the line.

The On Nut three-bedroom costs less for the whole flat than a 95 m² two-bedroom beside Thong Lo station at ฿236,300, and less than the 84 m² two-bedroom in Asoke at ฿120,700. For three people who each want a door that shuts, it is the cheapest three bedrooms we have anywhere on the Skytrain network.
What you give up is distance. On Nut is five stops east of Asok on the Sukhumvit Line, run by BTS, so every trip into the centre is a train ride rather than a walk. If your household goes into Asoke or Sathon five mornings a week, price the minutes as well as the bedrooms.
Bedroom counts hide the thing that decides a shared month: how many beds there are, what size they are, and how many bathrooms you are queueing for. Here is what each of the four actually holds.
Two details are worth stopping on. The two-bedroom has one queen and one single bed, which makes it a flat for a couple with a child, or for two friends where one of them is content with the single room — not for two couples. And the three-bedroom is the only one of the four with a bathroom for every bedroom, which is what three sharing adults notice at eight in the morning.
Divide each rent by the number of people likely to be in it and the four homes sort themselves quickly.

Two people who want separate rooms are better off in the two-bedroom at ฿60,500 than in two separate flats: renting the 38 m² one-bedroom and the duplex loft side by side comes to ฿110,900 a month between them. A couple who are happy in one room should take the one-bedroom at ฿54,200 and stop there; the ฿6,300 step only pays for itself if someone will use the second room.
Three or more, and the 72 m² three-bedroom at ฿103,300 is the only one of the four that works without someone sleeping in a living room. At ฿34,433 a head it is also the cheapest private bedroom-with-bathroom we let.
Sharing changes the running costs more than it changes the rent. Three people cool three bedrooms, run three showers and open the fridge three times as often, and in Bangkok that lands on the electricity bill.
On the three homes at On Nut itself, electricity and water are included in the monthly rent with no cap named on the listing, together with housekeeping three times a week and linen changed twice. On the duplex loft near Bang Chak the allowances are stated: ฿3,000 a month for electricity and ฿500 for water. Anything over an allowance is billed at the published public tariff — the rates the Metropolitan Electricity Authority and the Metropolitan Waterworks Authority set for the whole city — so there is no private rate involved either way.
If four of you are taking the two-bedroom for several months, ask us what the building expects a flat of that size to use before you sign. It is a one-line question and it is better asked in week zero than in week three.
Most of what goes wrong in a shared month is agreed, or not agreed, before anyone arrives. Five things worth deciding between you first:
If your group is bigger than six, On Nut still works, but as two flats rather than one. There are three more serviced homes 600 m from the same station on Sukhumvit 48 — two duplexes at ฿56,700 and a two-bedroom at ฿99,700 — and taking two units in the same district is usually cheaper than one large flat closer in. Send us the number of people, how many separate bedrooms you need and your dates. We will tell you which of the four is free, what the whole calendar month comes to, and what it works out at per person. Nothing is added at the end: no platform fee, no booking fee, no commission on top of the rent, and the minimum stay is one calendar month.
Ours is ฿60,500 a month: 56 m², two full bathrooms, one queen bed and one single, a small workstation and a balcony, 350 m from On Nut station. That is ฿6,300 a month more than our 38 m² one-bedroom in the same district, which makes it the cheapest second bedroom we let anywhere in Bangkok.
Yes — a 72 m² duplex at ฿103,300 a month, 350 m from the station, with three bedrooms, three bathrooms, a private living room, a kitchenette with a dining table and a washing machine in the unit. It is listed for up to six guests, which works out at ฿34,433 per bedroom or ฿17,217 a head if all six beds are used.
Clearly cheaper. The two-bedroom is ฿60,500 a month. Renting our 38 m² one-bedroom at ฿54,200 and the duplex loft at ฿56,700 as two separate homes comes to ฿110,900 between you. The only reasons to take two flats are separate front doors and the fact that the second bedroom in the two-bedroom holds a single bed.
Our On Nut homes are listed for two guests (the one-bedroom and the duplex loft), four guests (the two-bedroom) and six guests (the three-bedroom duplex). Because the bed sizes vary — a queen and a single in the two-bedroom, for instance — tell us how many adults and children are coming and we will confirm how the beds would be arranged before you book.
The three homes at On Nut itself include electricity and water in the rent with no cap stated on the listing, plus housekeeping three times a week. The duplex loft near Bang Chak states allowances of ฿3,000 for electricity and ฿500 for water, with anything above that charged at the public tariff. More people means more air conditioning, so ask us about the allowance before a long shared stay.
It is a 35 m² duplex loft 550 m from Bang Chak, the next station east on the Sukhumvit Line, and it is grouped with On Nut because that is the district it belongs to. It has the dedicated work area that the On Nut one-bedroom does not, and at ฿56,700 it costs ฿2,500 a month more. If you walk to the station twice a day, take the ones at 350 m instead.
