If you are asking how much is rent in Bangkok, the honest answer depends on what you want to live in. Across the furnished homes we let by the month in the centre, a studio starts at ฿46,600, a flat in a condo tower at ฿51,700, and a home with three bedrooms, the nearest thing we have to a house, at ฿103,300. All of them are on our listings page, priced by the month.
Most people searching this are really asking one of two things: how much to rent a condo in Bangkok, or how much to rent a house in Bangkok. This guide takes them one at a time, then looks at what the monthly figure covers, because two homes at the same price can leave you with very different bills.
Every one of those is furnished. The minimum stay is one calendar month, and there are no platform or booking fees on top of the rent.
In Bangkok, a condo usually means a flat in a tower where each unit has its own owner, and a serviced apartment means a building run as one business, with cleaning in the price. For a renter the line between them is thinner than the names suggest, so judge a home by what the listing says it includes, not by the word in its title.
Here is what one bedroom costs as you move closer to the station and up in finish. These are real homes, not an average.
| Home | From | Character | Nearest station |
|---|---|---|---|
| High Rise Luxury Condo, 32 m², Thonglor | ฿51,700 | Pool, gym, housekeeping three times a week | BTS Thong Lo 1.4 km |
| 1BR, 38 m², On Nut | ฿54,200 | Short walk to the train | BTS On Nut 350 m |
| 1BR, 70 m², Rama 4 | ฿65,500 | Nearly twice the floor space, with housekeeping | BTS Phra Khanong 900 m |
| ARC 1BR, 39 m², Lumpini | ฿86,900 | Between Lumpini and Phloen Chit | BTS Phloen Chit 500 m |
| 1BR serviced condo, Asoke | ฿126,000 | City view, 200 Mbps internet | BTS Asok 450 m |
| 1BR, Midtown, Central Bangkok | ฿182,700 | Our dearest one-bedroom | BTS Chit Lom 450 m |
Take the cheapest of those. For ฿51,700 the Thonglor condo comes with housekeeping three times a week with fresh linen, water and electricity included, and a building with an infinity pool, a fitness club and a sky lounge. That is more service than many homes with serviced in the name, and it is why the price on its own tells you little.
What does push a condo's rent up is easier to see down the table: a shorter walk to the BTS, a central address such as Chit Lom or Asoke, and a newer, more finished building. Space does not always cost more. The 70 m² flat on Rama 4 is almost twice the size of the 38 m² flat in On Nut for ฿11,300 more a month, because you walk 900 metres to the train instead of 350. If you are weighing one bedroom against two, our guide to what one more room costs in central Bangkok works through that step.
Compare what the rent includes before you compare the rent. Cleaning, linen, water and electricity can be in one price and missing from the next.
We do not let houses. Every home on our list is a flat in a tower block, whether the building calls itself a condominium or a serviced apartment. But most people who search for a house want what a house gives them: bedrooms for everyone, more than one bathroom and room to spread out. Those we do have, and this is what they cost a month.
| Home | From | Character | Nearest station |
|---|---|---|---|
| 3BR, 3 bathrooms, On Nut | ฿103,300 | Serviced, sleeps six | BTS On Nut 350 m |
| 2BR, 120 m², Rama 4 | ฿107,100 | With housekeeping | BTS Phra Khanong 900 m |
| 3BR, 160 m², 4 bathrooms, Lumpini | ฿119,700 | Sky view, sleeps six | MRT Si Lom 500 m |
| QS 2BR, 140 m², 3 bathrooms, Ekkamai | ฿119,700 | Serviced apartment | BTS Phra Khanong 750 m |
| 3BR, 180 m², 3 bathrooms, Rama 4 | ฿151,200 | Serviced, the most floor space in this table | BTS Phra Khanong 900 m |
| 3BR duplex, 117 m², Sukhumvit | ฿176,400 | Two floors, like a townhouse | BTS Phrom Phong 950 m |
So for a family, the honest figure is around ฿100,000 to ฿150,000 a month for three bedrooms or 120 m² and more. The Lumpini flat is the one to look at first if bathrooms matter: four of them, 160 m², and 500 metres to MRT Si Lom, for the same rent as the 140 m² two-bedroom in Ekkamai.
Two things a house would give you are worth checking here too. If you are bringing a dog, some of our homes are pet friendly, from a one-bedroom in Ekkamai at ฿91,800 to a two-bedroom there at ฿153,700. And if you want the full set of flats picked for size rather than price, our guide to monthly flats with a house's worth of room goes through eight of them.
If you are moving with friends or colleagues rather than a family, divide the rent by the bedrooms. A bigger flat is often cheaper per head than a small one each.
Each of those is below our cheapest studio at ฿46,600, apart from the largest Rama 4 flat, and that one gives each person 60 m² of floor space. If On Nut suits your commute, our four On Nut homes include the cheapest three-bedroom on the list.
Every home is furnished, so there is nothing to buy before you move in. You rent by the calendar month, with no platform or booking fees. What varies is the rest, so read these lines on any listing before you put two prices side by side:
The other cost is time on the train. A cheaper flat 900 metres from the station is a ten-minute walk in the heat each way, so before you settle, check your daily route on the BTS Skytrain website or the MRT website.
Renting by the month also means you can match your lease to the length of your stay. How long you may stay depends on your visa, which is set by the Thai Immigration Bureau, so check that before you plan more than a month or two ahead.
Start with who is moving. On our list, one person or a couple can live well in a condo from about ฿52,000 to ฿90,000 a month. A family or a group that wants a house's worth of room should plan on ฿100,000 to ฿150,000 for three bedrooms. Above that you are paying for a central address, more service and a lot more space.
Then pick the station you will use most days, filter by area and drop anything over budget. When you have two or three you like, send us your dates and we will tell you which are free.
For a furnished home let by the month in central Bangkok, our homes start at ฿46,600 for a studio on Rama 4 and run to ฿378,000 for a penthouse in Asoke. A condo starts at ฿51,700 and three bedrooms at ฿103,300.
On our list, from ฿51,700 a month for 32 m² in a Thonglor high-rise with a pool, gym and housekeeping, up to ฿182,700 for a one-bedroom at Midtown near BTS Chit Lom.
We do not let houses. For a house's worth of room, three bedrooms start at ฿103,300 a month in On Nut, and 140 to 180 m² flats start at ฿119,700.
Not by the label alone. Our cheapest condo, at ฿51,700, includes housekeeping three times a week, water and electricity. Compare what each listing includes rather than what it is called.
There are no platform or booking fees, and every home is furnished. The minimum stay is one calendar month. Whether bills are included depends on the home, and each listing says which.
