A cheap condo for rent in Sukhumvit Bangkok monthly means, in practice, a flat east of Ekkamai. Of our 30 furnished homes on Sukhumvit, eleven let for under ฿100,000 a month, starting at ฿52,900, and eight of those eleven sit on Soi 42, Soi 48 or Soi 71, at the eastern end of the road.
Every one is furnished and let by the calendar month, with a one-month minimum and no platform or booking fees. Below is each of the eleven, what the rent actually covers, and how far you walk to a train.
Sukhumvit is the longest stretch we let on, from Nana out past On Nut. Rents fall the further east you go, and the bills policy changes from building to building, so the cheapest rent is not always the cheapest month. Here are the eleven, cheapest first.

| 1 BR, 50 m², Soi 71 | ฿70,600 | Electricity and water included | Not listed |
| Serviced flat for two, by Queen Sirikit | ฿81,900 | Twin beds; electricity and water included | MRT Queen Sirikit 150 m |
| 2 BR, Soi 42 | ฿84,000 | 53 m² by its description, sleeps four; bills not stated | BTS Ekkamai 450 m |
| 1 BR, 40 m², Soi 20 | ฿98,300 | Electricity and water included | BTS Phrom Phong 300 m |
| 2 BR duplex, Soi 48 | ฿99,700 | 78 m² by its description; electricity to ฿6,000, water to ฿900 | BTS On Nut 600 m |
The other nineteen Sukhumvit homes start at ฿100,800 and sit mostly around Nana, Phrom Phong and Soi 24. Of the eleven above, eight are within 600 metres of a BTS or MRT platform. The three on Soi 71 list no station at all.
The two studios at ฿52,900 are the cheapest homes we let on Sukhumvit. They share a building and a rent; the 40 m² studio on Soi 71 simply gives you five more square metres than the 35 m² one. Both have a queen bed, a desk, a kitchenette with a stove, a bathtub, a washing machine, a balcony and a 50-inch smart TV.
Housekeeping comes three times a week with linen changed twice, electricity and water are included, and the building has a gym, a pool, a rooftop bar and free parking. The 50 m² one-bedroom in the same building, at ฿70,600, adds a separate bedroom for ฿17,700 more a month.
The catch is the commute. None of the three listings gives a distance to a station, and Soi 71 is a long side street. Ask how you would reach the Skytrain before you book, and count any taxi fares into the month. If you work from the flat and go into town twice a week, it matters much less.
On Soi 48, 600 metres from BTS On Nut, two one-bedroom duplexes let at ฿56,700 each. The 45 m² duplex and the 35 m² one both have a full kitchen with a stove, a rain shower and a small patio for drying laundry, with housekeeping three times a week. Electricity is covered up to ฿3,000 a month and water up to ฿500. The 78 m² two-bedroom duplex in the same building, ฿99,700, has two bathrooms and allowances of ฿6,000 and ฿900.
Soi 42 is 450 metres from BTS Ekkamai, two stops closer to town than On Nut. The one-bedroom at ฿65,500 is 35 m² by its description, with a king bed behind a privacy wall, soundproofed windows, an in-room washer and a sky pool in the building. The two-bedroom at ฿84,000 is 53 m² and sleeps four. Neither listing says whether electricity is included, so ask. Fares and the line map are on the BTS website.
| Home | From | Character | Nearest station |
|---|---|---|---|
| 1 BR duplex, 45 m², Soi 48 | ฿56,700 | About ฿1,260 per m² | BTS On Nut 600 m |
| Studio, 40 m², Soi 71 | ฿52,900 | About ฿1,320 per m² | Not listed |
| 1 BR, 50 m², Soi 71 | ฿70,600 | About ฿1,410 per m² | Not listed |
| Studio, 35 m², Soi 71 | ฿52,900 | About ฿1,510 per m² | Not listed |
| 1 BR duplex, 35 m², Soi 48 | ฿56,700 | About ฿1,620 per m² | BTS On Nut 600 m |
| 1 BR, 40 m², Soi 20 | ฿98,300 | About ฿2,460 per m² | BTS Phrom Phong 300 m |
The 45 m² duplex on Soi 48 buys the most floor for the money, and the Soi 20 one-bedroom costs nearly twice as much per square metre. What the extra pays for is the address: 300 metres to Phrom Phong instead of 600 metres to On Nut.
East of Ekkamai you pay for floor space. Closer in, you pay for the walk to the platform.
Three of the eleven sit in the dearer half of the road. Two share a building 150 metres from MRT Queen Sirikit, one stop from MRT Sukhumvit, where you change for BTS Asok. The 35 m² king room at ฿69,300 has a kitchenette, an in-room washer and a rain shower. The serviced flat for two at ฿81,900 has twin beds, a full kitchen, a bathtub and a washing machine. Both include electricity and water, with housekeeping three times a week, a gym, pools and a co-working lounge. The Blue Line map is on the MRT website.
The 40 m² one-bedroom on Soi 20, ฿98,300, is the only home under ฿100,000 within 300 metres of a BTS station. It has a king bed, a kitchenette, a bathtub, a washer-dryer and an infinity pool in the building, with electricity and water included.
Compare the two 35 m² homes. The Soi 71 studio is ฿3,800 a month cheaper than the Soi 48 duplex and includes electricity outright, but it lists no station. The Soi 48 duplex is a seven-minute walk from BTS On Nut and caps electricity at ฿3,000. If you run the air conditioning all day while you work, ask how anything above that is charged.
Your rental and your visa are separate things. What has to line up is the dates: book the months your permission to stay in Thailand actually covers. Entry rules and extensions are set by the Immigration Bureau, so check them there before you commit to a run of months. With a one-month minimum, a short stay is one month and a longer one is several back to back; our guide to what three months costs sets out a quarter.
All thirty homes, with photographs and monthly rates, are on the Sukhumvit page, and our wider guide to monthly rentals on Sukhumvit covers the dearer end of the road. Send us your dates and how many people are coming, and we will tell you which of the eleven is free.
Our cheapest are two studios on Soi 71 at ฿52,900 a month, one of 35 m² and one of 40 m², with electricity, water and housekeeping three times a week included. The listings give no distance to a station.
Eleven of our thirty Sukhumvit homes, from ฿52,900 to ฿99,700 a month. Eight of them are on Soi 42, Soi 48 or Soi 71, east of Ekkamai.
It depends on the building. They are included outright on Soi 71, by MRT Queen Sirikit and on Soi 20. The Soi 48 duplexes cover them up to a monthly allowance. The two Soi 42 listings do not say, so ask before booking.
Under ฿100,000, the 40 m² one-bedroom on Soi 20 at ฿98,300 is 300 metres from BTS Phrom Phong. At the lower end, the two Soi 42 homes are 450 metres from BTS Ekkamai, and the Soi 48 duplexes are 600 metres from BTS On Nut.
One calendar month on every home, with no platform or booking fees. Each comes furnished, with Wi-Fi and housekeeping already arranged.
