Most people searching for monthly apartment rentals Sukhumvit Bangkok want one number: what a furnished flat beside the Skytrain costs for a calendar month. On this road the honest answer is a range rather than a figure, and it is a wider range than almost anywhere else in the city.

We have thirty furnished homes on Sukhumvit. The cheapest is ฿52,900 a month, the dearest is ฿365,400, and both sit on the same road. This guide explains what lies between them, why two flats of the same size can be ฿60,000 apart, and which stretch of the road suits which sort of move. Every price here comes from our own Sukhumvit list, not from an average.

What a month on Sukhumvit actually costs

The floor is ฿52,900 for a 35 m² serviced studio. The ceiling is ฿365,400 for a 213 m² three-bedroom five hundred metres from BTS Nana. The middle of the road — a one-bedroom of 40 to 60 m² in a serviced building — runs from roughly ฿65,000 to ฿120,000, and what moves it up and down that span is almost entirely which station you can walk to.

Here is that in one comparison. ฿98,300 buys a 40 m² one-bedroom three hundred metres from BTS Phrom Phong. For ฿105,800, seven and a half thousand more, you get 75 m² and two bedrooms on Sukhumvit 71, where the nearest station is a taxi ride. Space on this road is cheap. Walking distance is not.

Read that table across rather than down. Sukhumvit 71 is the cheapest entry on the road and the most expensive in time, because nothing there is a comfortable walk from a train. Sukhumvit 42 costs ฿12,600 a month more at the entry level and puts you 450 metres from BTS Ekkamai. Over a six-month stay that difference is about ฿75,000 — roughly what you would spend on taxis making up for it.

Sukhumvit is a road, not a neighbourhood

Foreigners arrive expecting a district and find a twenty-kilometre road. The numbered side streets, the sois, run off it: odd numbers to the north, even numbers to the south. The number tells you roughly how far east you are, so Sukhumvit 20 is inner city and Sukhumvit 71 is well out past Ekkamai.

The cheapest way onto the road is a serviced studio. This 35 m² studio on Sukhumvit 71 is ฿52,900 a month, with housekeeping three times a week, linen changed twice, and water and electricity included. It sits in a five-star building with a gym, pool and rooftop bar, and it has a balcony and a proper desk. What it does not have is a station you can walk to, and that is exactly why it is the price it is.

The fast end: Nana, Asok and Queen Sirikit

If your work is in the centre, pay for the inner stations. Five of our homes sit five hundred metres from BTS Nana and eight hundred from MRT Sukhumvit, which gives you both networks from one front door, and they are the biggest flats we have anywhere on the road.

Behind Asok, a second group sits 150 metres from MRT Queen Sirikit — close enough that the walk stops being a consideration in the rain. A serviced one-bedroom there is ฿69,300, a two-bedroom ฿119,700, and a 128 m² three-bedroom ฿252,000. That ฿69,300 is the lowest rent we have anywhere in inner Sukhumvit, and it buys a shorter walk to a train than most flats costing half as much again.

Rent on Sukhumvit is priced by the walk. Every hundred metres closer to a platform costs you money, and every hundred metres further away costs you time.

The value end: Ekkamai, On Nut and the outer sois

East of Phrom Phong the arithmetic changes. This 53 m² two-bedroom suite on Sukhumvit 42 is ฿84,000 a month for four people, 450 metres from BTS Ekkamai, with housekeeping three times a week, linen changed twice, a washer in the flat, soundproofed windows and a co-working floor downstairs. A one-bedroom on the same soi is ฿65,500.

On Sukhumvit 48, six hundred metres from BTS On Nut, two serviced duplexes of 35 and 45 m² are both ฿56,700, and a two-bedroom in the same stretch is ฿99,700. That is the floor of the serviced market on this road with a station still inside a walk, and for a first month in the city it is a sensible place to land.

How the trains decide your day

Bangkok is a walking city for about four months of the year. For the rest, the distance between your door and a platform is the single fact that shapes your routine, and road traffic makes driving times meaningless. Two networks serve this road: the BTS Skytrain runs the full length of Sukhumvit above it, and the MRT underground meets it at Sukhumvit station beside Asok and again at Queen Sirikit. Both publish current route maps and fares.

Every home on this site lists its nearest BTS and MRT stop with the walking distance, because that number decides your day more reliably than the kitchen does. Under 500 metres and you will walk it all year. Past a kilometre and you will be paying a motorbike taxi twice a day, whichever soi you chose.

How renting by the month works here

The minimum stay is one calendar month. The homes are furnished, the Wi-Fi and utilities are already arranged, and there are no platform or booking fees, so the rent you are quoted is the rent you pay. On a ฿100,000 flat a percentage fee would be several days' rent by itself.

One thing worth knowing before you land: in Thailand it is the accommodation provider, not the tenant, who notifies the authorities of a foreign guest's address. The Immigration Bureau publishes the current requirements. Serviced buildings on Sukhumvit handle it as a matter of routine, which is one of the quiet advantages of renting a serviced flat rather than a private condo.

A month is also long enough to test the road before committing to a year of it, and cheap compared with discovering halfway through a lease that you wanted Ekkamai rather than Nana.
