Anyone searching "apartment for rent sukhumvit" is looking at one long road with dozens of sois off it, and across our 30 homes there the rent runs from ฿52,900 to ฿365,400 a month. The rent on its own tells you little. Divide it by the floor area and the road sorts itself out: the cheapest space is not only at the far end, and the dearest is not the biggest flat.
Eighteen of the 30 list their size. This guide works out what a square metre costs on each stretch, from BTS Nana to Soi 71, and covers the sois people search for by number: 24, 31, 39 and 71. Every home is furnished and let by the month, with a minimum stay of one calendar month and no platform or booking fees.
Rent per square metre is the monthly rent divided by the floor area. It is the quickest way to compare a 40 m² one-bedroom with a 150 m² two-bedroom, because it shows what you pay for the room itself. It leaves out the building, the view and the walk to the station, so the table keeps the station next to every figure. Cheapest per square metre first.

Our five Nana homes are all 500 metres from BTS Nana and 800 metres from MRT Sukhumvit, yet they spread wider on price per metre than any other stretch. The 181 m² three-bedroom at ฿214,200 works out at ฿1,183 a square metre, the lowest of all 18. The 69 m² one-bedroom at ฿151,200 works out at ฿2,191, nearly twice as much for each metre.
If you are moving as a family or sharing, this is where more room costs least. The 150 m² two-bedroom at ฿189,000 comes to ฿1,260 a square metre, exactly what the 45 m² duplex on Soi 48 costs six BTS stops further east. If you want a smaller one-bedroom, Nana charges more per metre: ฿2,191 for the 69 m² flat, ฿1,560 for the 105 m² one.
Even-numbered sois run off the south side of Sukhumvit Road, so Soi 20 and Soi 24 are on the same side. Soi 20 has the shortest walk of anything here, 300 metres to BTS Phrom Phong, and it shows in the price: ฿1,932 to ฿2,458 a square metre across its three homes.
For an apartment for rent on Sukhumvit 24, we have four homes with Soi 24 in the title. They are 850 to 950 metres from BTS Phrom Phong, with MRT Queen Sirikit 850 metres to 1.1 km away:
The 117 m² three-bedroom duplex at ฿176,400 has the same walks as the 58 m² flat, 950 metres to Phrom Phong and 850 metres to Queen Sirikit, and comes to ฿1,508 a square metre. Per metre, it is the cheaper space of the two. If breakfast and housekeeping matter more to you than floor area, our guide to serviced apartments on Sukhumvit, soi by soi covers what the service includes.
We have no apartment for rent on Sukhumvit 31. Soi 31 runs north off Sukhumvit Road between BTS Asok and BTS Phrom Phong, and our nearest homes on that side of the road are on Soi 39, four odd-numbered sois further east.
Our two Sukhumvit 39 homes are a 1 BR at ฿128,500 and a 2 BR at ฿204,100, both 1.1 km from BTS Phrom Phong. Neither lists its size, so neither is in the table. Two more homes are listed at the same 1.1 km: a serviced studio at ฿100,800 and an executive one-bedroom at ฿141,100. Ask for the floor area before you weigh them against Soi 20 or 24, which are nearer the station.
On Sukhumvit the soi number tells you which side of the road you live on, and the rent per square metre tells you what you are paying for the room itself. Read both before you read the rent.
Further east, the rents drop. Soi 42 has a 1 BR at ฿65,500 and a 2 BR at ฿84,000, 450 metres from BTS Ekkamai; neither lists its size. Soi 48, 600 metres from BTS On Nut, has two serviced duplexes at ฿56,700 each, one of 35 m² and one of 45 m², and a 2 BR at ฿99,700. For the same rent, the larger duplex gives you ten more square metres, which is why it costs ฿1,260 a metre against ฿1,620.
All eleven of our Sukhumvit homes under ฿100,000 a month are in our guide to the cheaper Sukhumvit condos, sorted by rent rather than by the metre.
Sukhumvit 71 leaves the main road at BTS Phra Khanong. All four of our homes there list their size, and between them they are the cheapest way onto Sukhumvit, at ฿1,323 to ฿1,511 a square metre:
The listings do not give a walk to the station, and Soi 71 is a long road, so ask how far up it the building is before you book. If you need a second bedroom on a budget, the 75 m² two-bedroom on Soi 71 is the one to look at first.
The BTS operator publishes the Sukhumvit Line route map, running above the road from Nana through Asok, Phrom Phong, Thong Lo, Ekkamai, Phra Khanong and On Nut. Asok connects to MRT Sukhumvit, and Queen Sirikit National Convention Centre is on the same MRT Blue Line. For the road itself, Sukhumvit Road on Wikipedia covers its history and its route out of the city.
Every one of our 30 homes is on the Sukhumvit page, with the rent, the station and the size where it is listed. Pick your stretch of the road first, then compare by the square metre within it.
Yes. Four homes have Soi 24 in the title, from ฿108,400 a month for a 58 m² two-bedroom to ฿163,800 for a two-bedroom with breakfast. They are 850 to 950 metres from BTS Phrom Phong.
Not from us. Our nearest homes on the same north side of the road are the two on Soi 39: a 1 BR at ฿128,500 and a 2 BR at ฿204,100, both 1.1 km from BTS Phrom Phong.
Our two Soi 39 homes are ฿128,500 a month for a one-bedroom and ฿204,100 for a two-bedroom. Neither listing gives its floor area, so ask for it before comparing them by the square metre.
Our four start at ฿52,900 a month for 35 or 40 m² and go up to ฿105,800 for a 75 m² two-bedroom. That is ฿1,323 to ฿1,511 a square metre.
Among our homes, the 181 m² three-bedroom near BTS Nana, at ฿1,183 a square metre. The 150 m² two-bedroom at Nana and the 45 m² duplex on Soi 48 both come to ฿1,260.
One calendar month. Rent is quoted by the month, and there are no platform or booking fees.
