Anyone searching for a serviced apartment Bangkok Sukhumvit is really asking two questions at once: which stretch of a very long road to live on, and how much somebody else will do for you once you are in the flat. The rent answers the first question badly and the second one not at all.

We let thirty furnished homes on Sukhumvit, from ฿52,900 to ฿365,400 a calendar month. Some are fully serviced, with housekeeping and linen inside the rate and breakfast in two of them. Others are furnished condominiums where the building gives you a pool, a gym and a front desk, and the cleaning is your own arrangement. Both are let by the month, and the difference between them is worth more to your week than the square metres are. Every figure below is from our own Sukhumvit list.

What serviced means once you are on Sukhumvit

On this road the word is used loosely, so treat it as a question rather than a label. A serviced home here means the rate already covers the work: housekeeping on a set rhythm, fresh linen and towels, and a building team who deal with the air conditioning when it drips. Two of ours add breakfast. The rest of the furnished stock gives you the flat, the facilities and nothing else.

That is not a quality difference. Some of the largest and best-finished homes on Sukhumvit are ordinary condominiums, because the owner lives in the same building and there is no hotel operator behind it. It is a difference in what your Saturday looks like — whether you are arranging a cleaner in Thai over a messaging app, or leaving the key and coming back to a made bed.

Where the serviced homes actually are

They cluster. Sukhumvit's serviced stock is not spread evenly along the road — it sits in four places, and if service matters to you, those four are your shortlist whether or not you had heard of them. The cheapest serviced home we hold on Sukhumvit is ฿56,700 a month for a 35 m² duplex 600 metres from BTS On Nut, and the most expensive that includes breakfast is ฿163,800 for a two-bedroom on Soi 24.

Behind Asok: 150 metres from the underground

This is the most useful corner of Sukhumvit for anyone who wants service without a five-figure premium. Four homes sit 150 metres from MRT Queen Sirikit, which is closer to a station than almost anything else we hold in the city. The entry is a serviced one-bedroom at ฿69,300 with a pool, a gym, free parking and a washing machine in the flat. Above it, a serviced two-bedroom at ฿81,900, another at ฿119,700, and a 128 m² three-bedroom at ฿252,000 when the family arrives.

The catch is the geography. You are behind the main road rather than on it, so the Skytrain is a walk rather than a step, and the immediate streets are offices and the convention centre rather than restaurants. What you get in exchange is quiet at eleven at night and a train that takes you under the traffic instead of over it.

A hundred and fifty metres to the underground is the sort of detail nobody values on a viewing and everybody values in April, when the walk you shrugged at is done twice a day in thirty-five degrees.

Soi 24 and Soi 20: breakfast at one end, the station at the other

These two sois face each other across Sukhumvit at Phrom Phong, and they are the most domestic part of the road: supermarkets, clinics, a park within reach, and families who have been here for years. Soi 24 is where our serviced stock with breakfast sits — a one-bedroom at ฿119,700 with breakfast in the rate and a two-bedroom at ฿163,800, both 850 metres from BTS Phrom Phong. A 45 m² flat on the same soi is ฿119,700 without it, which tells you roughly what the service is worth to the owner.

Further down the same soi the rents soften and the walk lengthens: a 58 m² two-bedroom at ฿108,400 and a 117 m² three-bedroom duplex at ฿176,400, both around 950 metres from the Skytrain and 850 from MRT Queen Sirikit, which is a genuinely useful pair of options for anyone whose office is on the underground.

Soi 20, on the other side, is the shortest walk on this stretch — 300 metres to BTS Phrom Phong. A 40 m² one-bedroom is ฿98,300, a 60 m² one-bedroom ฿115,900, an 85 m² two-bedroom ฿182,700. These are condominiums rather than serviced flats, so the rate buys the position and the building, not the housekeeping. If your day is meetings and you are out of the flat by eight, that is usually the right trade.

Soi 39: the quiet end, and what the walk costs

Sukhumvit 39 runs north into the leafiest residential pocket on the road, and the homes are 1.1 kilometres from BTS Phrom Phong — about fifteen minutes on foot, or a motorbike at the mouth of the soi. Two of the four are serviced: a studio at ฿100,800 and an executive one-bedroom at ฿141,100. The other two are condominiums, a one-bedroom at ฿128,500 and a two-bedroom at ฿204,100.

This is the stretch people choose when they have lived in Bangkok before. It is quiet, it is green, the schools and the international clinics are close, and nothing about it is convenient in the way Soi 20 is convenient. Walk it once in the middle of the afternoon before you decide the rent is justified.

Nana: floor space with the service switched off

The Nana cluster, 500 metres from the station, holds the biggest flats on Sukhumvit by a wide margin: 69 m² at ฿151,200, 105 m² at ฿163,800, 150 m² at ฿189,000, 181 m² at ฿214,200 and 213 m² at ฿365,400. None of them is a serviced apartment. You are renting genuine family-sized space at the busiest, loudest, most central point of the road, five minutes from the interchange at Asok and ten from the office towers on Phloen Chit.

Work out the square-metre rate before you react to the rent. The 105 m² flat at ฿163,800 is about ฿1,560 per square metre a month; the 213 m² three-bedroom at ฿365,400 is about ฿1,715. Compared with a serviced two-bedroom at ฿119,700 behind Asok, you are buying rooms rather than labour, and a weekly cleaner is a small line next to those figures. The cheap end: Soi 48, Soi 42 and Soi 71

Sukhumvit gets markedly cheaper east of Thonglor, and the surprise is that service survives the drop. The two serviced duplexes on Soi 48 are ฿56,700 each — 35 m² and 45 m², 600 metres from BTS On Nut — which makes them the least expensive serviced homes anywhere on this road. A two-bedroom flat on the same soi is ฿99,700.

Soi 42 sits 450 metres from BTS Ekkamai: a one-bedroom at ฿65,500 and a two-bedroom at ฿84,000, which is roughly what a studio costs at the Phrom Phong end. Soi 71 is the value floor and the honest warning attached to it — 35 m² and 40 m² studios at ฿52,900, a 50 m² one-bedroom at ฿70,600 and a 75 m² two-bedroom at ฿105,800, with no station inside walking distance. That last detail is the whole of the discount.

How to read a Sukhumvit listing before you commit

Settle the line before the soi. The whole of Sukhumvit sits on the BTS Sukhumvit line, but the Soi 24 and Queen Sirikit homes also reach the underground, and that second option changes what half of the city costs you in time. Both operators publish current maps, fares and first and last trains: the BTS Skytrain and the MRT underground. Half an hour with both maps is the cheapest research you will do.

The one thing we cannot settle for you is how long you are permitted to stay. That depends on your nationality and how you enter the country, the rules move, and the Thai Immigration Bureau is the only source worth relying on. The housing side is simple by comparison: one calendar month minimum, furnished, no booking fee, extend as you go.

Is a Sukhumvit apartment cheaper than a serviced one?

Usually, at the same size. On Soi 24 a 45 m² flat without breakfast is ฿119,700, the same as a serviced one-bedroom with breakfast on the same soi, so the premium is not consistent. The clearer comparison is Nana, where you pay ฿163,800 for 105 m² with no service at all — large space is cheap on this road, and labour is what you are choosing.

Can I rent a Sukhumvit apartment for one month only?

Yes. One calendar month is the minimum across all thirty Sukhumvit homes, and the same monthly rate applies whether you stay one month or twelve. There is no platform fee and no booking fee, and nothing is re-priced when you extend.

How far is Sukhumvit from the Skytrain?

It depends entirely on the soi, which is why the figure matters more than the address. Our Sukhumvit homes range from 150 metres to MRT Queen Sirikit and 300 metres to BTS Phrom Phong, out to 1.1 kilometres on Soi 39, with the Soi 71 homes having no station within walking distance at all.
