How much is an apartment in Bangkok? Across the 139 furnished homes we let by the month in central Bangkok, rent runs from ฿46,600 to ฿378,000 a month. A one-bedroom costs between ฿54,200 and ฿182,700, a two-bedroom between ฿60,500 and ฿296,100, and a three-bedroom starts at ฿103,300. Every one of them is on our listings page, priced by the month.

Those are prices for real flats, not an average from a survey. The spread is wide because three things move the rent: how many bedrooms, which area, and how far you walk to the station. This guide takes them in that order, so whether you searched for how much is an apartment in Bangkok or simply how much apartment Bangkok, you finish with a number you can plan a move around.

What each size costs

Start with bedrooms. The table puts the cheapest and the dearest home of each size side by side. Penthouses are left out of the top end; they are a class of their own, and we come to them further down.

Two things stand out. The cheapest one-, two- and three-bedroom homes are all in On Nut, 350 metres from BTS On Nut. And the dearest of every size sits within 500 metres of BTS Chit Lom or BTS Nana.

The gap inside one size is also wider than the gap between sizes. A two-bedroom in On Nut costs about a third of a one-bedroom at Midtown. So the bedroom count sets a floor, but it does not set the price.

What each area costs

Area moves the rent more than anything else. Here is where each of our ten areas starts, cheapest first.

Where each of our areas starts, by the month

Lumpini฿85,70010 homesBTS Sala Daeng, BTS Phloen Chit

A starting price only tells you where the cheapest door is. Thonglor starts at ฿51,700 for a 32 m² flat 1.4 km from BTS Thong Lo, but its 29 homes run all the way to ฿299,000. Lumpini starts highest, at ฿85,700 for a 55 m² one-bedroom 700 metres from BTS Sala Daeng.

Sukhumvit, our biggest area with 30 homes, has the widest spread of all: ฿52,900 for 35 m² on Sukhumvit 71, up to ฿365,400 for 213 m² by BTS Nana. If you need the most bedrooms for the least money, start with our On Nut homes; there are only four, so you can compare them in an evening.

What the station walk and the square metres cost

Within one size, distance to the train is the next lever. Two of our two-bedrooms make the point:

The Rama 4 flat is 25 m² bigger and costs less than half as much. One-bedrooms tell the same story: 70 m² on Rama 4 for ฿65,500, against 60 m² near BTS Thong Lo for ฿126,500. That is about ฿940 a square metre against about ฿2,110.

At the expensive end you are paying for the short walk, the address and often more service; several of the dearer Thonglor and Sukhumvit homes are serviced, some with breakfast. At the cheaper end you give up the walk. Nine hundred metres is around ten minutes on foot in the heat, so if you will ride the train every day, check your route on the BTS website or the MRT website before you decide the saving is worth it.

Set the most you will pay first. Then trade: square metres against minutes to the station.

What your budget buys

Put the other way round, this is what each budget gets you on our list.

If your budget starts at ฿150,000, our guide to where ฿150,000 goes furthest takes the top end area by area.

What sits on top of the rent

Every home is furnished, the minimum stay is one calendar month, and there are no platform or booking fees. What changes from home to home is the bills. In some, electricity and water are included in the rent; in others they come with a monthly allowance and you pay for what you use above it.

If you run the air conditioning all day, that line matters. Electricity in the city is supplied by the Metropolitan Electricity Authority, and an allowance is a set amount, not an unlimited one, so read each listing's note on bills before you compare two prices. If you are only coming for a single month, our guide to what one month costs works through that case.

Getting to your own number

Write down three things: how many bedrooms you need, the station you will reach most days, and the most you will pay a month. Then filter the listings by area and drop anything outside the budget. On our list, around ฿60,000 gets you a one-bedroom or a small two-bedroom on the BTS, around ฿100,000 gets you three bedrooms, and everything above that is paying for address, service and size.

Once you have a shortlist of two or three, send us your dates and we will tell you which of them is free.
