House for rent in Rama 9? Three flats with a house's room, and the cheapest is the one to see first

Looking at house for rent rama 9? We let flats, not houses: three Rama 9 homes with two or three bedrooms, from ฿99,700 a month. See what each gives you.

Two adults and two children seen from behind on a high-floor apartment balcony, looking out over the towers of the Rama 9 district of Bangkok in early-evening light.

The short answer to “house for rent rama 9” is that we do not let houses, here or anywhere else. We let furnished flats by the month, and three of our five Rama 9 homes are big enough to do much of a house's job: two or three bedrooms, at least two bathrooms, and rents from ฿99,700 to ฿277,200 a month.

If you need your own gate and lawn, none of these will do, and an agent who handles houses on year-long leases is a better call. If what you really want is room for a family and someone else dealing with the upkeep, read on. The minimum stay is one calendar month and we charge no platform or booking fees. The other two homes, a studio loft at ฿75,600 and a one-bedroom at ฿151,200, are on the Rama 9 page.

The three homes, and what the space costs

A house is usually a decision about space, so this table puts the price of that space beside the rent. The cost per square metre is the monthly rent divided by the floor area, rounded to the nearest baht. Guest numbers are the ones each listing states.

Our three Rama 9 homes with two or three bedrooms, cheapest first
HomePer monthSpace and costNearest station
2 BR duplex loft, 2 bathrooms, 4 guests฿99,70074 m², ฿1,347 a m²No station listed
2 BR, 2 bathrooms plus a toilet, 4 guests฿182,70090 m², ฿2,030 a m²MRT Phra Ram 9 550 m
3 BR, 6 guests฿277,200123 m², ฿2,254 a m²MRT Phra Ram 9 550 m

Two of those figures need a check before you rely on them. The loft's 74 m² comes from its description, because the size field on the listing is blank. The three-bedroom's details list three bathrooms, while its description mentions an en-suite and two full bathrooms, so ask us for the exact count if it matters to your household.

The two-bedroom loft at ฿99,700 costs ฿51,500 a month less than our one-bedroom near the station at ฿151,200.

Why the cheapest is the one to see first

Rent in Rama 9 does not rise neatly with size. The 90 m² flat costs ฿83,000 a month more than the two-bedroom loft, and for that you get 16 m² more floor, an extra toilet, a walk-in closet and a listed walk to the MRT. Both sleep four. Unless the station decides it for you, that is a lot of money for a small amount of room.

The lower rent does come with some trade-offs, and three of them are worth weighing before you book a viewing.

What you wanted the house for, line by line

Here is how the three compare on the usual reasons for looking at a house. Read the laundry and desk lines closely, because that is where the listings differ most.

If a dog is the reason you wanted a house, Rama 9 is the wrong area for us. Our pet-friendly homes are three in Ekkamai and two in Sathon.

Two addresses, about 1.9 km apart

These three homes are not on one street. Going by the map pins on the listings, the 90 m² flat and the three-bedroom share a location 550 metres from Phra Ram 9 MRT station, about seven minutes on foot at an ordinary pace. The loft is about 1.9 km east of them in a straight line, and its title places it near Bangkok Hospital.

That makes the choice fairly simple. If someone in the household commutes by train every day, the two station homes are the ones that give you a known walk, and Sukhumvit station, for the BTS at Asok, is two stops down the Blue Line. Check your own journey on the MRT route map. If most of your trips are by car or taxi, the free parking and lower rent make the loft easier to justify.

Which one suits which household

The gaps between these rents are wide, so the budget may settle it for you. If it does not, here is how we would match them. The per-bedroom figures are simply the rent divided by the number of bedrooms, which helps if adults are sharing the cost.

Who does the upkeep, and what the rent covers

This is where a flat beats a house outright. All three come with housekeeping three times a week, and the building's pool, gym and lift. You share those lifts and walls with your neighbours, and that is the trade you are making.

Bills are the one place to read the wording. Air conditioning a three-bedroom flat in Bangkok is not a small cost, and at the two station homes water and electricity are included only up to a set amount each month: ฿6,300 on the 90 m² flat and ฿8,610 on the three-bedroom. Ask us how usage above that amount is charged, and budget with your own air-conditioning habits in mind.

If three bedrooms matter more than Rama 9

Our Rama 9 three-bedroom is not the cheapest way to get three bedrooms from us. In Lumpini, a 160 m² three-bedroom is ฿119,700 a month, 500 metres from MRT Si Lom. On Rama 4, a 180 m² three-bedroom is ฿151,200, 900 metres from BTS Phra Khanong. Both give you more floor than the 123 m² flat here, for well under its rent.

So choose Rama 9 for the location, not for the price of the space. We have set out the larger homes across the city in our guide to flats with a house's worth of room.

If you came looking for a house in Rama 9, start with the loft and move up only if the stairs or the commute rule it out. Send us your dates and how many people are moving in, and we can tell you which of the three are free.
