The three buildings near BTS Ekkamai

Before comparing flats, it helps to know what comes with each building, because every flat in it shares the same pool, the same cleaning and the same rule on electricity.

One or two people: five condos to choose from

Pet-friendly 1 BR with balcony, 2 guests฿107,700Size not listed; utilities includedBTS Ekkamai 550 m

The two cheapest are ฿3,800 a month apart, and they trade space against the walk. The QS studio deluxe gives you 49 m² with a kitchen and dining area separate from the bed, but the nearest station is Phra Khanong, 750 metres away. The one-bedroom on Sukhumvit 42 is 35 m², with a privacy wall between the bed and the living space, soundproofed windows and a kitchenette with a stove, and it is 450 metres from BTS Ekkamai. The extra ฿3,800 buys 300 metres less walking and one stop less on every trip into town, for 14 m² less floor.

The next pair is closer still. The QS one-bedroom is 80 m² at ฿88,200, with a bedroom you can close the door on, separate living and dining areas and a full kitchen. The pet-friendly studio is 46 m² at ฿91,800. For ฿3,600 less, the QS flat gives you 34 m² more. What the studio offers in return is electricity included rather than capped, a walk that is a couple of hundred metres shorter, and the one thing the QS building does not list: you can bring an animal.

At ฿107,700, the pet-friendly one-bedroom is the only home of these five with a private balcony. Its listing does not give a floor area, so ask us for it before you set it against the 80 m² QS flat.

Near BTS Ekkamai, a second bedroom costs less than you might expect: ฿84,000 on Sukhumvit 42, ฿88,200 in the QS building. What pushes a rent past ฿150,000 is a pet, electricity in the rent and a shorter walk, not the extra room.

Three or four people: four two-bedroom condos

Our two-bedroom condos near BTS Ekkamai, cheapest first
HomeFromCharacterNearest station
2 BR, 53 m², 1 bathroom, 4 guests, Sukhumvit 42฿84,000Work space in the flat; ask about electricityBTS Ekkamai 450 m
QS 2 BR, 94 m², 2 bathrooms, 4 guests฿88,200Bathtub; electricity allowance ฿7,520BTS Phra Khanong 750 m

Pet-friendly 2 BR, 89 m², 2 bathrooms, 4 guests฿153,700Balcony; electricity and water includedBTS Ekkamai 550 m

The two-bedroom on Sukhumvit 42 is the cheapest and the closest to the train, but look at how it is laid out. It is 53 m², with a king bed and a queen bed behind a privacy wall, one bathroom with a rain shower, and a dedicated work space. That suits two people who want separate beds and a desk more than it suits four adults sharing one bathroom.

For ฿4,200 a month more, the 94 m² two-bedroom in the QS building gives you 41 m² more, two marble bathrooms, a bathtub and separate living and dining areas. It is also the same rent as the QS one-bedroom, so if there is any use for a second room, it costs you nothing extra in that building. For most households of three or four, this is the one to look at first.

The 140 m² QS flat at ฿119,700 adds a study room, two bedrooms with their own marble bathrooms and a separate guest washroom, all under high ceilings. That is ฿31,500 a month more than the 94 m² flat for 46 m² more, and it makes sense if one of you works from home and needs a door to close. With children, the building has a play room of its own.

The pet-friendly two-bedroom is 89 m², with a king bed in one room, twin beds in the other, two bathrooms and a balcony, at ฿153,700. That is ฿65,500 a month more than the 94 m² QS flat for 5 m² less. The difference pays for the animal, the electricity and a walk to BTS Ekkamai rather than Phra Khanong. If you are not bringing a pet, the QS flat is the better buy on space.

Read the electricity line before you compare

Two rents that look close can end up further apart once the electricity is paid, because the three buildings handle it in three different ways:

If you run the air conditioning most of the day, tell us when you enquire, and we can tell you how the flat you have chosen handles it.

Getting into town from each building

BTS Ekkamai is on the Sukhumvit Line. Thong Lo is one stop west and Asok three, where you can change to the MRT Blue Line at Sukhumvit station. From the QS building you start at Phra Khanong, one stop east of Ekkamai, so add a stop to every journey into the centre. Fares, first and last trains and the line map are on the BTS website, and the Blue Line's stations are on the MRT operator's site. Check your daily route on both before you weigh a shorter walk against a bigger flat.

Which condo near BTS Ekkamai to book

The seven homes in the pet-friendly and QS buildings are on our Ekkamai page, with photos and the full description of each. The two Sukhumvit 42 condos, the two-bedroom on Sukhumvit 42 and the one-bedroom in the same building, are listed under Sukhumvit. Send us your dates, how many of you are coming and whether an animal is coming too. The minimum stay is one calendar month, and nothing is added to the monthly rent for booking.
