Search “condo for rent Bangkok Rama 9” and every result quotes a monthly rent. What you actually pay is that rent multiplied by the months you stay, and in Rama 9 the gap between our cheapest and dearest homes, ฿75,600 and ฿277,200 a month, grows to more than ฿1.2 million over six months. So decide how long you are staying first, then choose the flat.
We let five furnished homes in the district. Each is let by the calendar month, with a one-month minimum and no platform or booking fees. All five come with housekeeping three times a week, and all five include electricity and water, three of them up to a monthly ceiling. Below, each one is costed over one, three and six months, with what changes as the stay gets longer.
The monthly rent is the figure on the listing and the figure you transfer. There is no agency commission or service charge added on top, so the totals below are simply the rent multiplied out, cheapest first.
| Home | From | Character | Nearest station |
|---|---|---|---|
| Studio loft, 52 m², 2 guests | ฿75,600 | 3 months ฿226,800 · 6 months ฿453,600 | Not listed |
| 2 BR loft duplex, 4 guests | ฿99,700 | 74 m² by its description · 3 months ฿299,100 · 6 months ฿598,200 | Not listed |
| 1 BR serviced, 2 guests | ฿151,200 | 3 months ฿453,600 · 6 months ฿907,200 | MRT Phra Ram 9 600 m |
| 2 BR, 90 m², 4 guests | ฿182,700 | 3 months ฿548,100 · 6 months ฿1,096,200 | MRT Phra Ram 9 550 m |
| 3 BR, 123 m², 6 guests | ฿277,200 | 3 months ฿831,600 · 6 months ฿1,663,200 | MRT Phra Ram 9 550 m |
One line of that table is worth reading twice. Six months in the studio loft costs ฿453,600, which is exactly what three months in the serviced one-bedroom costs. Both sleep two in one bedroom with one bathroom. The question is whether the extras in the one-bedroom are worth half your stay.
The five are in two buildings. The serviced one-bedroom, the 90 m² two-bedroom and the 123 m² three-bedroom share a tower 550 to 600 metres from MRT Phra Ram 9, a walk of seven or eight minutes. Phra Ram 9 is on the Blue Line, two stops from Sukhumvit, where you change for BTS Asok; the route map is on the MRT website. The two lofts share a second building, closer to Bangkok Hospital, and their listings give no distance to a station.
For a month, that difference is easy to live with. Over six months you make the walk to the platform a few hundred times, and it starts to count. Our guide to the five homes on the Blue Line covers the station side in more detail.
Over a single month the totals are just the rents, so the choice comes down to how many of you there are and why you are here. Bills ceilings and walking distances matter less when you will only live with them for four weeks.
The three flats by the station include electricity and water only up to a monthly ceiling, and the ceiling rises with the size of the home. Anything you use above it is yours to pay. Over a quarter, this is how much is covered:
| Home | From | Character | Nearest station |
|---|---|---|---|
| 1 BR serviced, 2 guests | ฿3,420 a month | 3 months ฿10,260 · 6 months ฿20,520 | MRT Phra Ram 9 600 m |
| 2 BR, 90 m², 4 guests | ฿6,300 a month | 3 months ฿18,900 · 6 months ฿37,800 | MRT Phra Ram 9 550 m |
| 3 BR, 123 m², 6 guests | ฿8,610 a month | 3 months ฿25,830 · 6 months ฿51,660 | MRT Phra Ram 9 550 m |
| Studio loft, 52 m², 2 guests | Included | No ceiling named in the listing | Not listed |
| 2 BR loft duplex, 4 guests | Included | No ceiling named in the listing | Not listed |
The two lofts include electricity and water with no ceiling named, which is worth confirming for your dates before you commit to a quarter. If you work from the flat with the air conditioning on all day, ask what a typical month has used in the home you are looking at, and how anything above the ceiling is charged.
Laundry is the other thing that matters more over three months than over one. The three flats by the station each have a washer and dryer in the unit. The studio loft’s description does not mention one, so ask if you plan to wash at home rather than send it out.
Six months in the studio loft costs ฿453,600. So do three months in the serviced one-bedroom. Decide how long you are staying before you decide which flat.
Over half a year, small monthly differences become large sums. The studio loft at ฿75,600 and the serviced one-bedroom are ฿75,600 a month apart, which is ฿453,600 over six months. What the one-bedroom buys for that is a separate bedroom, a workspace, a washer and dryer, and a stated 600 metres to the MRT. If you are on your own and out most days, the loft is the obvious choice. If two of you are working from home, the door is worth a great deal.
The two homes for four people are ฿83,000 a month apart, or ฿498,000 over six months. The loft duplex at ฿99,700 has two bedrooms, two full bathrooms and the loft, in about 74 m². The 90 m² two-bedroom by the station adds around 16 m², an en suite to the main bedroom, an extra toilet, a walk-in closet, a six-seat dining table and the short walk to the Blue Line. For a family with a daily school or office run, the walk is most of that difference. For a family here for treatment at Bangkok Hospital, the loft is better placed.
Before you book a long run of months, ask these:
Your rental and your permission to stay in Thailand are separate things. What has to line up is the dates: book the months your visa actually covers. Entry rules and extensions are set by the Immigration Bureau, so check them there before you commit to six months. With a one-month minimum, a short stay is one calendar month and a longer one is several months in a row.
All five, with photographs and monthly rates, are on the Rama 9 page. Send us your dates, how many of you are coming and how many months you need, and we will tell you which of the five is free for the whole stay.

Yes, in all five. The three flats by MRT Phra Ram 9 cover them up to a monthly ceiling of ฿3,420, ฿6,300 or ฿8,610 depending on size. The two lofts include them with no ceiling named in the listing, which is worth confirming before you book.
The 90 m² two-bedroom and the 123 m² three-bedroom are 550 metres from MRT Phra Ram 9, and the serviced one-bedroom is 600 metres. The two lofts give no station distance, so ask how you would reach the train.
