Sathon Road in Bangkok in the early evening, with office and residential towers on both sides and a tree-lined canal running down the middle of the road between the two carriageways

Anyone searching "bangkok apartments for rent sathon" needs two numbers: the rent, and what is left to pay on top of it. Our eight furnished Sathon homes run from ฿78,100 to ฿315,000 a month, and the gap between them is not only size. Four include electricity and water, two give a fixed electricity allowance, and housekeeping comes either three or six times a week depending on the building.

Sathon is the business district south of Lumpini Park, with embassies and office towers along Sathon Road. Wikipedia's page on Sathon district covers its history and boundaries. This guide, which also answers "sathorn apartments for rent bangkok" for those who spell it with an r, sorts our eight homes by what the rent covers, so you can compare like with like. Every one is furnished and let by the month, with a minimum stay of one calendar month and no platform or booking fees.

Two things stand out. Only two of the eight give a walk to a station, both 850 metres from BTS Sala Daeng and 900 metres from MRT Si Lom. And the two homes at ฿132,300 are not the same deal at all, which is where the next sections start.

Three ways the rent is set up

Read the descriptions and the eight homes fall into three groups. The homes in each group share a location on our map and much the same list of facilities:

The resort-style building: housekeeping six times a week

The 70 m² one-bedroom at ฿88,200 a month is the best-serviced small home we let in Sathon. It has a separate bedroom with its own bathroom, a living and dining area, a balcony and a kitchen with a cooktop, microwave and fridge-freezer. Housekeeping comes six times a week, linen is changed twice a week, and electricity and water are included. It is ฿2,500 a month less than the 57 m² Zen unit, and 13 m² larger.

The 140 m² three-bedroom at ฿132,300 is the family home of the group. It sleeps six, with two bathrooms, a dining table, a balcony and a kitchen with an oven, microwave, washing machine and dryer. It gets the same six-times-a-week housekeeping and twice-weekly linen change, with electricity and water included, and the building adds indoor and outdoor play areas, three on-site restaurants and free parking. At less than half the rent of our other Sathon three-bedroom, it is the one to look at first if you are moving with children.

The two-bedroom at the same ฿132,300 needs a closer look. Its title says 140 m², but its description says 56 m², with a queen bed and a single, room for three, a kitchenette and a small workstation. Housekeeping is three times a week, and the washing machine is coin-operated, on the ground floor. Ask which floor area is right before you book. On the description alone, the three-bedroom gives you an extra bedroom, a full kitchen and twice the housekeeping for the same rent.

In Sathon the same ฿132,300 buys a three-bedroom cleaned six times a week, or a two-bedroom with a coin washer downstairs. Compare the descriptions, not the price.

The Zen homes: kitchenettes, and room for a pet

Three homes are in the Zen group. The two-bedroom's listing describes the location as near the Rama 4 business district, with the Market Place Nanglinchee community mall 500 metres away. All three have kitchenettes, blackout curtains and a bathtub, and housekeeping three times a week:

The two Zen one-bedrooms are the only Sathon homes we list as pet friendly. Their descriptions do not say whether electricity is included, so ask before you set them against the 70 m² serviced one-bedroom, which includes it. If you are bringing an animal, the 46 m² Zen one-bedroom at ฿78,100 is the cheapest way into Sathon with it; tell us what kind of animal it is when you enquire.

A kitchenette suits breakfast and light cooking. If you cook a proper meal most nights, the three-bedroom in the resort-style building and the two homes near Sala Daeng have full kitchens with ovens.

Near Sala Daeng: the two homes with a station walk

Our two dearest Sathon homes are the only two that list a station: 850 metres from BTS Sala Daeng and 900 metres from MRT Si Lom, a walk of around ten minutes. Sala Daeng is on the BTS Silom Line and Si Lom on the MRT Blue Line, and the two stations are linked, so either network is in reach.

The full-service two-bedroom at ฿170,100 has a king-bedded and a queen-bedded room, two bathrooms, separate living and dining areas, and a kitchen with an oven, dishwasher and washer-dryer. Housekeeping comes three times a week, and a free shuttle runs to the BTS, the MRT and around Sathon, which shortens that ten-minute walk. Residents use the gym, pool, lounge, rooftop bar and sauna. It costs ฿18,900 a month more than the Zen two-bedroom, which in turn costs ฿18,900 more than the three-bedroom in the resort-style building.

The penthouse at ฿315,000 is 150 m² in a five-star residence, with three bedrooms (a king, a queen and twin beds), each with its own bathroom, separate living and dining areas and a view across the skyline. The kitchen has an oven, dishwasher, washer and dryer, and housekeeping is three times a week.

Neither of these two includes electricity outright. The two-bedroom comes with an allowance of ฿7,200 a month and the penthouse ฿9,000. An allowance is a cap, so ask what is charged above it before you compare either one with a home where electricity is simply included.

Getting to the train from Sathon

Six of our eight Sathon homes give no station on the listing, so the walk to the train is the first thing to ask about. The BTS Silom Line and the MRT Blue Line both serve the district; the operators publish the BTS route map and fares and the MRT Blue Line map, which are worth checking against your office before you choose.

If a short walk to Sala Daeng matters more than the Sathon address, look one district north. Our Lumpini homes are listed 700 metres from BTS Sala Daeng and 500 metres from MRT Si Lom, closer than any Sathon home we let, and a 55 m² one-bedroom there costs ฿85,700 a month. Our guide to renting near Lumpini Park sorts those homes by which gate of the park you would use.

How to choose your Sathon home

All eight homes are on the Sathon page, with photos, the full description and what each rent includes. Pick the service you want first, then the flat. The minimum stay is one calendar month, and there are no platform or booking fees on top of the rent.
