If you are looking for an apartment for rent sukhumvit soi 13, the first thing to settle is which side of Sukhumvit Road you want to live on. Soi 13 runs north off the main road between BTS Nana and BTS Asok. The homes we let nearest to it fall into two groups: large flats on the same north side, 500 metres from BTS Nana, from ฿151,200 a month; and smaller, cheaper homes across the road near BTS Asok, from ฿81,900.
Both groups are a walk from the same two train lines. What changes is the size of the flat, the rent, and whether you cross one of the busiest roads in Bangkok every time you go home. Below is what each side offers and at what price, so you can decide before you start viewing.
Sukhumvit's side streets are numbered by side: odd-numbered sois run off the north side of the road and even-numbered ones off the south. Soi 13 sits between Soi 11 and Soi 15 on the north side, with Soi 10 and Soi 12 across from it. It is a smaller and generally quieter street than Soi 11, its neighbour to the west, which is lined with hotels, restaurants and bars.
The numbering matters more than it sounds. Sukhumvit Road is wide and busy here, with the BTS viaduct running above it, and getting from one side to the other on foot means a footbridge, a signalled crossing or the stairs through a station. It is a two-minute job at ten in the morning and a slower one with shopping bags in the rain.
The north-side homes are five flats in one building cluster, listed 500 metres from BTS Nana and 800 metres from MRT Sukhumvit. They are the biggest homes we let on this stretch: 69 m² to 213 m², from ฿151,200 to ฿365,400 a month. Electricity and water are included, housekeeping comes three times a week and linen is changed twice a week, and the building has a fitness centre, a swimming pool, a park and a children's playground.
| Home | From | Character | Nearest station |
|---|---|---|---|
| 1 BR, 69 m², 2 guests | ฿151,200 | One bathroom; dining table, sofa and rain shower | BTS Nana 500 m · MRT Sukhumvit 800 m |
| 1 BR, 105 m², 2 guests | ฿163,800 | 36 m² more than the smallest flat | BTS Nana 500 m · MRT Sukhumvit 800 m |
| 2 BR, 150 m², 4 guests | ฿189,000 | Two bathrooms | BTS Nana 500 m · MRT Sukhumvit 800 m |
| 3 BR, 181 m², 6 guests | ฿214,200 | Three bathrooms | BTS Nana 500 m · MRT Sukhumvit 800 m |
| 3 BR, 213 m², 6 guests | ฿365,400 | Four bathrooms | BTS Nana 500 m · MRT Sukhumvit 800 m |
Living on this side means Soi 13 is your own street rather than a road away, and the restaurants of lower Sukhumvit are on the same pavement. The entry point is the 69 m² one-bedroom near BTS Nana at ฿151,200 a month. Nothing on this side is small or cheap, so if your budget sits below that, the choice has already been made for you: cross the road.
On the south side we let homes in two buildings near BTS Asok. The first sits opposite Benjakitti Park, and each flat faces either the park's lake or the city skyline, so ask which before you book. The second is off Soi 10 and is set up for people who work from home: 200 Mbps internet, and a building with a salt-water pool, sauna, steam room and meeting rooms. In both, electricity and water are included and housekeeping comes three times a week with fresh linen.
| Home | From | Character | Nearest station |
|---|---|---|---|
| Studio, 50 m², 2 guests | ฿81,900 | Benjakitti building; lake or skyline view | BTS Asok 500 m · MRT Sukhumvit 750 m |
| 1 BR, 81 m², 2 guests | ฿94,500 | Benjakitti building; separate living area | BTS Asok 500 m · MRT Sukhumvit 750 m |
| 2 BR penthouse, 118 m², 4 guests | ฿126,000 | Benjakitti building; two bathrooms | BTS Asok 500 m · MRT Sukhumvit 750 m |
| 1 BR, 70 m², 2 guests | ฿126,000 | Soi 10 building; 200 Mbps Wi-Fi, bathtub and rain shower | BTS Asok 450 m · MRT Sukhumvit 600 m |
| 1 BR, 76 m², 2 guests | ฿138,600 | Soi 10 building; 200 Mbps, balcony, washer-dryer | BTS Asok 450 m · MRT Sukhumvit 600 m |
| 2 BR, 89 m², 4 guests | ฿201,600 | Soi 10 building; 200 Mbps, two bathrooms | BTS Asok 450 m · MRT Sukhumvit 600 m |
The clearest decision on the south side comes at ฿126,000 a month, where the two buildings offer quite different things for exactly the same rent:
If there are two or more of you, or family coming to stay, the two-bedroom penthouse gives you 48 more square metres and a second bathroom. If one of you spends the day on video calls, the faster line and a meeting room in the building may matter more than the space. And if you want that building with a little more room, the 76 m² one-bedroom with a balcony costs ฿12,600 a month more.
At ฿126,000 you are choosing between a second bedroom and a faster line with a sauna downstairs. Pick the one you will use every day, not the one that looks best in the photos.
Both sides use the same two lines. BTS Nana and BTS Asok are one stop apart on the BTS Sukhumvit Line. At Asok the Skytrain meets the MRT Blue Line at Sukhumvit station, and the Blue Line runs south from there to Queen Sirikit National Convention Centre, Lumphini and Si Lom.
One thing the list shows that a map does not: the south-side homes are closer to the MRT than the Nana flats are. If your office or your children's school is on the Blue Line, that alone can tip the decision across the road. If you mostly ride the Skytrain west towards Phloen Chit and Siam, the Nana side starts one stop ahead.
There is one more home near the Asok junction worth knowing about if your budget is tight: a 40 m² serviced one-bedroom at ฿88,200 a month, listed 800 metres from BTS Asok and 600 metres from MRT Sukhumvit. Water is included and electricity is covered up to a monthly allowance of ฿2,400, so ask which side of the road it is on before you compare it with the others.
Every home here is let by the calendar month, with no platform or booking fees. Ask us for the exact building and soi before you view, and walk from the flat to the station once at the hour you will actually commute, not on a quiet Sunday.
To see all thirty of our homes on the road, from ฿52,900 at the eastern end to the Nana flats, open the Sukhumvit map. For what the service includes from one soi to the next, read our guide to serviced apartments on Sukhumvit.
Yes. Odd-numbered sois run off the north side of Sukhumvit Road, so Soi 11, 13 and 15 are all on the north side between BTS Nana and BTS Asok. Even-numbered sois such as Soi 10 and Soi 12 are across the road.
On the north side, our five flats near BTS Nana run from ฿151,200 a month for a 69 m² one-bedroom to ฿365,400 for a 213 m² three-bedroom. Across the road near BTS Asok, a 50 m² studio starts at ฿81,900 and a 118 m² two-bedroom penthouse is ฿126,000.
Soi 13 lies between BTS Nana and BTS Asok on the Sukhumvit Line. Asok is also the interchange with the MRT Blue Line at Sukhumvit station, so homes nearer Asok give you both lines within a short walk.
Yes. Three of our homes in a building off Soi 10, 450 m from BTS Asok, come with 200 Mbps internet, and the building has meeting rooms. They run from ฿126,000 to ฿201,600 a month.
