If your search is apartment for rent sukhumvit soi 11, you want one particular stretch of Bangkok: the north side of Sukhumvit Road between BTS Nana and BTS Asok, where Soi 11 runs up from the main road. The homes we let closest to it are five flats in one cluster, 500 metres from BTS Nana and 800 metres from MRT Sukhumvit. They run from 69 m² to 213 m², and from ฿151,200 to ฿365,400 a month.
That is the short answer, and it comes with a catch: this is not the cheap end of Sukhumvit. What the money buys here is floor space, and two train lines within walking distance, on one of the busiest corners of the road. Below is what each of the five flats gives you, what the street is like to live beside, and where to look if the price is wrong for you.
All five share the same building facilities: a fitness centre, a swimming pool, a park, a children's playground and dining areas. Each comes with housekeeping three times a week and linen changed twice a week, and electricity and water are included in the rent. As with everything we let, the minimum stay is one calendar month and there are no platform or booking fees.

|---|---|---|---|
| 1 BR, 69 m², 2 guests | ฿151,200 | The smallest of the five; rain shower, sofa and dining table | BTS Nana 500 m · MRT Sukhumvit 800 m |
| 1 BR, 105 m², 2 guests | ฿163,800 | 11th floor; soaking tub, washer-dryer, work desk, balcony | BTS Nana 500 m · MRT Sukhumvit 800 m |
| 2 BR, 150 m² | ฿189,000 | Dining table for eight; balcony over a garden; washing machine | BTS Nana 500 m · MRT Sukhumvit 800 m |
| 3 BR, 181 m², 6 guests | ฿214,200 | Three bathrooms; balcony; work desk | BTS Nana 500 m · MRT Sukhumvit 800 m |
| 3 BR, 213 m², 6 guests | ฿365,400 | Four bathrooms; soaking tub; balcony | BTS Nana 500 m · MRT Sukhumvit 800 m |
The headline rents climb from ฿151,200 to ฿365,400, but the cost of each square metre does not climb with them. Divide each rent by its floor area and the middle of the range turns out to be the best value:
Two things stand out. The 105 m² one-bedroom costs ฿12,600 a month more than the 69 m² one and gives you 36 more square metres, a balcony, a soaking tub and a proper work desk. If there are two of you and one works from home, that extra space is the cheapest you will find on this corner.
At the top, the 181 m² three-bedroom is ฿151,200 a month less than the 213 m² one. That gap is the whole rent of the smallest flat, and what you give up for it is 32 square metres and one bathroom. Unless you need the fourth bathroom, the 181 m² flat is the one to shortlist.
Soi 11 is one of the liveliest side streets on lower Sukhumvit. Hotels, restaurants and bars line much of it, and the main road at its mouth stays busy from the morning rush until well after midnight. For some people that is the point: you can walk out for dinner at ten at night and walk home again without calling a taxi.
It is also the reason to see a flat before you commit to it. A home that feels calm on a Tuesday afternoon can feel different at eleven on a Saturday night, when the pavements are full and traffic is queuing at the junctions. Ask which way the bedrooms face and how high the floor is; higher floors are generally quieter, and the 105 m² one-bedroom, for one, is on the 11th.
Visit twice: once on a weekday morning, when you will be doing your commute, and once on a weekend night, when you will be trying to sleep.
The practical case for living here is transport. BTS Nana, on the BTS Sukhumvit Line, is 500 metres away, and one stop east is Asok, where the Skytrain meets the MRT Blue Line at Sukhumvit station. From these homes MRT Sukhumvit is 800 metres on foot, so you can pick the line that suits each journey instead of changing trains.
In practice, the offices and shopping centres at Phloen Chit and Chit Lom are a short ride west on the BTS, and the Blue Line takes you south to Queen Sirikit National Convention Centre, Lumphini and Si Lom. For a lot of jobs in central Bangkok, that covers the whole commute.
Large flats are what this corner of the road does. If you need less room, the cheaper homes nearby sit a little further east, around Asok, and are mostly studios and one-bedrooms. You keep both train lines; you give up the square metres.

| Studio, city view | ฿81,900 | Our cheapest home within 500 m of BTS Asok | BTS Asok 500 m · MRT Sukhumvit 750 m |
| 1 BR, serviced, Asoke | ฿88,200 | The closest of these to the MRT | BTS Asok 800 m · MRT Sukhumvit 600 m |
| 1 BR, Bangkok skyline | ฿94,500 | A one-bedroom for under ฿100,000 | BTS Asok 500 m · MRT Sukhumvit 750 m |
| 2 BR penthouse, sky view | ฿126,000 | Two bedrooms for less than the smallest Nana flat | BTS Asok 500 m · MRT Sukhumvit 750 m |
The one to look at if you want two bedrooms without the Nana price is the two-bedroom penthouse near Asok: ฿126,000 a month, which is ฿25,200 less than the smallest flat in the Nana cluster, with both stations a similar walk away.
They suit you less well if you go to bed early and sleep lightly, or if your budget sits under ฿100,000 a month. In either case, the Asok homes above, or the quieter sois further east along the road, will be a better fit.
Every home here is let by the calendar month, with no platform or booking fees. For whichever flat you choose, check three things: the floor and which way the bedrooms face, whether a three-times-a-week housekeeping schedule suits the way you live, and how the walk to the station feels at two in the afternoon rather than on a map.
You can see all thirty of our homes on the road, from the ฿52,900 flats off Soi 71 to the Nana cluster, on the Sukhumvit map. For the wider picture of the road, soi by soi, read our guide to monthly apartment rentals in Sukhumvit.
We list our homes by the walk to the nearest station rather than by soi. The closest to Soi 11 are five flats 500 m from BTS Nana and 800 m from MRT Sukhumvit, on the same stretch of Sukhumvit Road. Ask us for the exact building location before you book.
Our five homes near BTS Nana run from ฿151,200 a month for a 69 m² one-bedroom to ฿365,400 for a 213 m² three-bedroom. A little further east, around Asok, a studio starts at ฿81,900 and a two-bedroom penthouse is ฿126,000.
It is one of the busier nightlife streets on lower Sukhumvit, so evenings and weekends are lively. The floor you are on and which way the bedrooms face matter more than the address, so visit on a weekend night before you commit.
For the five homes near BTS Nana, electricity and water are included, housekeeping comes three times a week, and linen is changed twice a week.
One calendar month. There are no platform or booking fees on top of the monthly rent.
