An apartment for rent near On Nut BTS is let furnished, which in Bangkok can mean anything from a bed and a kettle to a kitchen you could cook in every night. We hold four homes in the district, from ฿54,200 a month, and this is the inventory: what is fitted in each one, what the rent has already paid for, and the short list you buy yourself in the first week.

Every home is let by the calendar month, minimum stay one month, with no platform or booking fee on top of the rent. That means you arrive with a suitcase and nothing to connect in your own name — no electricity account, no internet installation, no furniture delivery. All four are on our On Nut page, and the differences between them are smaller than the rents suggest.

The four homes and what each one holds

Three of the four sit 350 metres from the On Nut station entrance. The fourth is 550 metres from Bang Chak, the next station east. They are not four levels of fitting-out: the fittings are broadly the same in all four, and what changes is the floor area, the number of bathrooms and one or two details that decide a long stay.

Across all four you can expect air conditioning, a fridge, a stove, a microwave, a coffee machine, a hair dryer, towels, a safe and a bathtub, plus high-speed Wi-Fi that is already working when you walk in. Those are the lines on the listings rather than a promise about taste: the furniture is plain and modern, not designed, and nobody here is paying Thonglor money for a stylist.

The kitchen, and how much cooking it will take

This is where the word furnished does the most work, so read the wording closely. The 38 m² one-bedroom at ฿54,200 has a kitchenette with essential cookware and a stove described for light cooking. That is breakfast, pasta, rice, eggs, a stir-fry — not a weekly roast and not a dinner for eight.

The 56 m² two-bedroom at ฿60,500 has a fully equipped kitchenette and a dining table in a private living room, and the 72 m² three-bedroom duplex at ฿103,300 does the same at family scale, with a dining table that six people can actually sit around. The 35 m² duplex loft out at Bang Chak is listed with a full kitchen rather than a kitchenette, which for a small flat is unusual and is one reason it holds its price.

None of this matters as much in On Nut as it would in a European city, and it is worth saying plainly: the street outside feeds the whole district from early morning until late, and at these prices most tenants cook two or three times a week rather than every night. If you are the exception — a family with a child who will not eat out, or someone on a specific diet — then the kitchen is the thing to ask about before the rent, and the answer is the two larger flats.

Laundry is the detail that decides it

If you take one thing from this page, take this one. The 38 m² one-bedroom — our cheapest On Nut home and the one most people arrive at — uses a coin-operated washing machine on the ground floor rather than a machine in the flat. For a single month that is a non-issue. For six months with a child, it is a trip down in the lift with a basket and a pocket of coins, twice a week, for twenty-four weeks.

The other three have a washing machine in the unit. Housekeeping, on all four, comes three times a week with linen changed twice a week, so the sheets and towels are handled either way — what you are organising is your own clothes. It is the single most common thing people forget to ask, and the single most common thing they complain about in month two.

Housekeeping three times a week does not mean your laundry is done. Ask one question of any furnished Bangkok flat: is the washing machine in the unit, or downstairs with a coin slot?

What the rent has already paid for

On the three homes in On Nut itself, electricity and water are included in the monthly rate outright, with no ceiling named. On the 35 m² loft near Bang Chak they are included up to ฿3,000 and ฿500 a month, and anything above that is billed at the published city tariffs that the Metropolitan Electricity Authority and the Metropolitan Waterworks Authority set for everyone, so there is no private rate to argue about.

The building is part of the rent too, and at On Nut it is a better part than the price suggests. All four homes list a pool, a gym, a lift and free parking. The two-bedroom's building adds a spa, and the loft's gym is split into weights, cardio and yoga zones. Free parking deserves a line of its own out here: On Nut sits on the airport side of the city, so a car is a defensible choice rather than an expensive mistake, and it is not charged monthly on top.

What the rent does not include is anything that follows you rather than the address. Fares on the Skytrain are set by the operator and published by BTS, your mobile plan is yours, and so is the food. The list you buy in the first week

A furnished monthly flat removes almost all of the setting-up, and the remainder is short enough to do in one evening with the hypermarket beside the station. This is the honest version of that list, for a flat you are keeping for a month or six.

There is also nothing to pay that is not the rent. No platform fee, no booking fee and no agency commission are added here, so the figure on the listing is the figure you transfer, and the minimum stay is one calendar month rather than a year's lease with a guarantor.

Reading two On Nut flats side by side

The most useful comparison in the district is the cheapest home against the one ฿2,500 above it, because they are almost the same rent and not at all the same flat.

If you work from the flat, the loft wins on both counts that matter — the soundproof glass against a street that is loud all day, and a desk that exists rather than a dining table you work at. If you are out all day and want the shortest walk and no meter to think about, the 38 m² one-bedroom wins, and the ฿2,500 stays in your pocket. Neither is better value in the abstract; they are built for different months.

The order to work in is this. Settle the household size, because at On Nut that alone takes four homes down to one or two. Then settle the laundry and the kitchen, which are the two fittings people regret rather than the two they shop for.
