An apartment for rent near MRT Rama 9 can sleep two people or six, and the five furnished homes we let in the district are not one ladder of sizes. They run from ฿75,600 to ฿277,200 a calendar month. Two of the five sleep two, two sleep four, and one sleeps six — so the headcount you send us decides which of them is worth opening at all.

All five are let by the month, the minimum stay is one calendar month, and nothing is added at the end: no platform fee, no booking fee. They sit together on one page — the five Rama 9 homes — and this guide reads them by bed and by bathroom rather than by rent, because that is the comparison people get wrong from the photographs.

Five homes, two to six people

The spec line on each listing gives guests, bedrooms and bathrooms, and the descriptions name the actual beds. Put them side by side and the district stops looking like five variations on the same flat.

Two of the five are lofts in one building; the other three are serviced flats in a tower 550 to 600 metres from the underground platform at Phra Ram 9, a station on the Blue Line run by BEM. That is why the list reads as two sets of prices rather than a single climb: the lofts are priced on floor space, the serviced flats on service.

What each home costs per person

If you are two people the rent is the rent. If you are four or six, the number that matters is the rent divided by the beds you will actually fill. Do that across the five and the order changes completely.

The 123 m² three-bedroom is the most expensive home in the district at ฿277,200 a month, and on this measure it is almost the cheapest. Six people in it pay ฿46,200 each; two people in the serviced one-bedroom pay ฿75,600 each. The headline rent and the rent per person rank the five in nearly opposite orders, which is the single most useful thing to know before you shortlist anything.

฿277,200 a month is the dearest home we let at Rama 9 and, split six ways, one of the cheapest beds in it. The headline rent ranks the flats; the headcount ranks the beds.

Two of you: ฿75,600 or ฿151,200

A couple has two choices here and they are exactly double one another. The 52 m² studio loft at ฿75,600 is a high-floor room with a queen bed, a kitchenette with a stovetop, microwave, fridge and coffee machine, a private balcony and a bathroom with a soaking bath. The serviced one-bedroom at ฿151,200 is twice the money for the same two guests and the same single bathroom.

What the second ฿75,600 buys is not sleeping space. It is a separate bedroom with a door, a dining table for four, a dedicated workspace, a washer and dryer inside the unit, and a stated 600 metres to the MRT. The studio loft has no washer named in its kit and no walking distance listed at all. For two people staying a month that difference is small; for two people staying six it is the whole decision.

Four of you: the same headcount, ฿83,000 apart

Two homes sleep four, and the gap between them is the widest in the district. The 74 m² two-bedroom loft at ฿99,700 is a duplex: a master with a king bed, a second bedroom with a twin bed, two full bathrooms, an open kitchen with a stovetop and a dining table, a balcony, and a loft above that the listing describes as a hangout or extra sleeping space. The 90 m² serviced two-bedroom is ฿182,700 — ฿83,000 a month more, or ฿996,000 over a year.

For that you get a king en suite rather than a shared pair of bathrooms, twin beds in the second room, a third toilet, a walk-in closet, a six-seater dining table, a washer and dryer in the unit, and 550 metres to the station instead of a distance nobody has written down. It is a better flat. It is not a bigger one in sleeping terms: four guests either way.

If the four of you are a family, the loft is the obvious value in the district and ฿24,925 a head is the lowest figure on either table. If two of the four are colleagues who will not share a bathroom at eight in the morning, the serviced flat's extra toilet earns part of its ฿83,000. Five or six of you: one flat, and one maybe

Only one home at Rama 9 is let for six people: the 123 m² three-bedroom at ฿277,200. The master has a king bed and its own bathroom, the second bedroom another king, the third a pair of twins, and the description names two further full bathrooms alongside that en suite. Every bedroom has a work desk and a chair, the kitchen runs to an induction cooker, microwave grill, fridge and toaster, and there is a washer and dryer in the unit.

A fifth person is the awkward number. The two-bedroom loft is let for four, and its loft level is described as doubling as extra sleeping space rather than as a fifth bed — so ask us before you plan a month around it, because what is in the description and what the booking allows are two different things. Nothing else in the district goes past four.

One flat at Rama 9 sleeps six and nothing sleeps five. If you are five, say so in the first message — it rules out four of our five homes before anyone looks at a photograph.

Who shares a bed, and who shares a bathroom

Groups that are not couples live or die on bed configuration, and three of the five homes have twin beds somewhere: the second bedroom of the two-bedroom loft, the second bedroom of the serviced two-bedroom, and the third bedroom of the three-bedroom. The serviced one-bedroom can be set up with twin beds instead of its king. The studio loft has one queen bed and no alternative — two people who are not sharing a bed should not start there.

Bathrooms work out more evenly than the prices suggest. Every one of the five lands at two guests per bathroom: one each in the studio and the one-bedroom, two in both four-guest flats, three in the six-guest flat. The serviced two-bedroom adds a separate toilet on top, which is the only place in the district where the ratio improves.

What the headcount does to the bills

Water and electricity are included on all five, and the three serviced flats name a monthly ceiling: ฿3,420 on the one-bedroom, ฿6,300 on the 90 m² two-bedroom, ฿8,610 on the 123 m² three-bedroom. Anything above an allowance is charged at the public tariff the Metropolitan Electricity Authority sets for the whole city, so no private rate is involved. The two lofts include both without stating a cap.

Allowances scale with the size of the flat, but consumption scales with the number of people in it. Six people keeping three bedrooms cool through the hot weeks either side of April — the Thai Meteorological Department publishes the monthly averages, and April is the one to look at — will use the ฿8,610 in a way a couple who are out all day will never use ฿3,420. Ask us what a flat of that size and that headcount usually runs to before you sign, not in week three.
