A 1 month rental condo Bangkok search returns a different product from a hotel room, and the difference usually shows up around day four. A condo is a privately owned flat inside a residential building: one owner, their furniture, their internet contract, and a juristic office downstairs that runs the lifts, the pool and the key cards for everybody.
That means two flats in the same district, at the same price, can give you completely different months. The district sets the shops and the trains. The building sets the walk home, the noise at night, the view, and whether the gym is open when you want it. Both are worth an hour before you choose a home for the month.
Both are let by the month here, and the listing says which one you are looking at. The practical distinctions are small individually and add up over a month.
If you are working through the month, ask about the internet before anything else. Some of the Asoke serviced units state 200 Mbps in the listing; in a private condo you get whatever package the owner pays for, and a month is long enough for that to matter every single day.
Bangkok's condo towers stand along sois, the side streets running off the main roads. The further down the soi a building sits, the cheaper it is and the longer the walk to the train. This single fact explains most of the price gaps you will see between two flats that look identical in photographs.
Thonglor makes the point cleanly. A 32 sqm high-rise studio is ฿51,700 a month at 1.4 km from BTS Thong Lo, which is an eighteen-minute walk twice a day. Move to the buildings 440 to 750 m from the same station and a 45 sqm executive studio is ฿97,750 and a 57 sqm one-bedroom with a balcony ฿94,500. Same district, different street number.
Check the line before the building. The BTS Skytrain route map and the MRT map take five minutes to read, and a condo on the wrong line adds a change of train to every trip you make. Anything inside about 500 m is a comfortable walk in the heat; past a kilometre, budget for motorbike taxis.

In a city this dense, the floor number is not vanity. Low floors in a busy soi get street noise, headlights and whatever the kitchen below is cooking. High floors get wind, quiet and, in the wet season, a view of the storm coming across the city before it arrives.
Three parts of town give you something worth looking at rather than a neighbouring wall. Around Asoke, the towers facing Benchakitti Park look over the lake: a 50 sqm lakeview studio with a desk is ฿81,000, an 84 sqm high-floor two-bedroom ฿120,700, and a 96 sqm lakeview flat ฿141,800. All of them sit about a kilometre from BTS Asok and MRT Queen Sirikit.
Lumpini does the same thing with the other big park, 700 m from BTS Sala Daeng: a 130 sqm two-bedroom with a city view is ฿107,100 and a 160 sqm three-bedroom on a high floor ฿119,700. Around Chit Lom, where the towers are packed tightly, the view is the skyline itself — a sky studio at ฿157,500, a one-bedroom city view at ฿138,600, both within 450 m of the station.
Two condos at the same price in the same soi can differ by twenty floors and a hundred metres of walking. Over thirty days, that is the whole difference between the two months.
Floor space is where the surprises are. The most central districts charge for the address, so the same money buys a studio at Chit Lom and a family-sized flat three stations out. If you are bringing a partner, children or a second monitor, sort by square metres rather than by bedrooms.

The pattern is consistent: space is cheap where the train is not. Rama 4 is the clearest example, with 70 sqm one-bedrooms at ฿65,500 and ฿68,000 and a 120 sqm two-bedroom at ฿107,100, all about 900 m from BTS Phra Khanong. Sukhumvit 71 does the same thing further east, with a 50 sqm one-bedroom at ฿70,600 and a 75 sqm two-bedroom at ฿105,800.
Our thirty Sukhumvit homes are the broadest group, running from 35 sqm studios to a 213 sqm three-bedroom by BTS Nana, and they cover the full stretch from Nana to On Nut. The cluster on Sukhumvit 20, 300 m from BTS Phrom Phong, is the shortest walk to a station of anything we let: a 40 sqm one-bedroom is ฿98,300 and a 60 sqm flat ฿115,900.
The twenty-nine homes in Thonglor split into two kinds of building: serviced towers within a few hundred metres of BTS Thong Lo, where a studio is ฿97,750 and a 100 sqm two-bedroom ฿207,000, and the cheaper high-rises at the top of the soi from ฿51,700. Asoke's thirteen homes are mostly park-facing towers plus serviced units 450 m from the station, where a one-bedroom is ฿126,000.
The smaller groups are simpler. On Nut has four homes, all within 550 m of a station and all under ฿105,000. Ekkamai's seven sit around Phra Khanong and carry the pet-friendly flats, from ฿91,800. Rama 9's five are MRT-only, which suits a longer stay better than a first month. Sathon's eight are quiet, office-district buildings, several of them full-service.
Once you have two or three candidates, the questions that matter are the ones you cannot fix after you arrive.
One piece of paperwork is worth knowing about. When a foreign national stays at an address in Thailand, the owner or manager of the property notifies the Immigration Bureau of it. In a monthly let, that is handled for you, and you may be asked for a copy of your passport photo page.
The rent on each listing is the price of one calendar month, which is also the minimum stay, and nothing is added on top of it. Four areas start under ฿60,000 and nine of the ten have something under ฿110,000, so the practical question is not affordability but fit: which building, on which soi, at which height.

It helps a great deal, because you will not have a car. Under about 500 m is a comfortable walk in the heat. The cheapest Thonglor studios are 1.4 km from BTS Thong Lo, which means motorbike taxis most days.
