Search service apartment monthly rental Bangkok and the first thing to settle is your budget, because it decides which neighbourhoods you can have a serviced flat in at all. On our own list, 18 furnished homes are labelled serviced and cost under ฿100,000 a month, spread across eight of our ten areas. The cheapest is a studio with housekeeping on Rama 4 at ฿46,600. The most floor space is 94 m² in Ekkamai at ฿88,200.
In this guide a home counts as serviced when its listing says so: serviced, service, full service, housekeeping or breakfast. Every home is furnished and let by the calendar month, with a minimum stay of one month and no platform or booking fees. If you want the full price range rather than one budget, our guide to serviced apartment rates in Bangkok by the month covers every price band. This one stays under ฿100,000 and asks a simpler question: what does that money get you, area by area?
| Area | From | Character | Nearest station |
|---|---|---|---|
| Rama 4, 4 of 6 homes | ฿46,600 | Studio with housekeeping | BTS Phra Khanong 900 m |
| Sukhumvit, 4 of 30 homes | ฿56,700 | 35 m² serviced duplex, Sukhumvit 48 | BTS On Nut 600 m |
| On Nut, 2 of 4 homes | ฿56,700 | Serviced, near Bang Chak | BTS Bang Chak 550 m |
| Central Bangkok, 2 of 27 homes | ฿66,800 | 2 BR, 80 m², with service | BTS Thong Lo 200 m |
| Asoke, 2 of 13 homes | ฿88,200 | 5-star serviced | MRT Sukhumvit 600 m |
| Ekkamai, 1 of 7 homes | ฿88,200 | 94 m² serviced apartment | BTS Phra Khanong 750 m |
| Sathon, 2 of 8 homes | ฿88,200 | 1 BR, serviced | Not listed |
| Thonglor, 1 of 29 homes | ฿98,300 | Serviced studio | BTS Thong Lo 1.6 km |
| Lumpini, 0 of 10 homes | None | Cheapest home ฿85,700, not labelled serviced | BTS Sala Daeng 700 m |
| Rama 9, 0 of 5 homes | None | Cheapest home ฿75,600, not labelled serviced | Not listed |
The table splits the city in two. On Rama 4, around On Nut and across our Sukhumvit list, ฿100,000 is a generous budget: ten of the eighteen homes are there, and eight of those ten are under ฿70,000. Further in, in Asoke, Sathon and Thonglor, the same money buys you a way in but not much choice, and in Lumpini and Rama 9 none of our homes under ฿100,000 is labelled serviced at all.
That does not make the inner areas a bad idea. It means that if a serviced flat is the priority, you are trading neighbourhood for service, and it is worth deciding which of the two you will notice more in your second month.
Floor area is listed for only some homes, but among the serviced ones under ฿100,000 that state it, the largest is the 94 m² serviced apartment in Ekkamai at ฿88,200, 750 metres from BTS Phra Khanong. That is about ฿940 for each square metre a month. Here is how the others with a stated size compare:
The cheapest rent is not the cheapest space. The two Sukhumvit 48 duplexes cost the same, so the 45 m² one is simply ten square metres more for nothing. And on Rama 4 the jump from the ฿46,600 studio to a 70 m² one-bedroom with housekeeping is ฿18,900 a month, which is the price of a separate bedroom and a lot more room to work in.
If you will use the train every day, distance matters more than size. The closest serviced homes under ฿100,000 are two flats on the Sukhumvit list, both 150 metres from MRT Queen Sirikit: a king-bed serviced unit at ฿69,300 and a two-bedroom serviced flat at ฿81,900. Next is the 80 m² two-bedroom with service at ฿66,800, 200 metres from BTS Thong Lo, which is both near the station and the cheapest space per square metre in this guide. If you are after a monthly serviced apartment near BTS for less than that, the serviced two-bedroom in On Nut is ฿60,500, 350 metres from BTS On Nut.
| Home | From | Character | Nearest station |
|---|---|---|---|
| 2 BR, 80 m², Central Bangkok | ฿66,800 | Two bedrooms, near the station, lowest cost per m² | BTS Thong Lo 200 m |
| 2 BR, serviced, Sukhumvit | ฿81,900 | Shortest walk to a station under ฿100,000 | MRT Queen Sirikit 150 m |
| Serviced apartment, 94 m², Ekkamai | ฿88,200 | Largest stated floor area under ฿100,000 | BTS Phra Khanong 750 m |
On ฿100,000 a month you can usually have two of these three: a serviced flat, a short walk to the train, or an inner neighbourhood. Decide which one you will give up before you start looking.
Thonglor has 29 of our homes, more than any area except Sukhumvit, but only one is labelled serviced and under ฿100,000: a studio at ฿98,300, 1.6 km from BTS Thong Lo. Its serviced homes close to the station start at ฿118,600, 750 metres away, and the serviced studio 50 metres from the station is ฿126,000. If Thonglor is where you want to live, either raise the budget or accept a home that is furnished but not listed as serviced.
Lumpini and Rama 9 have nothing labelled serviced at any price on our list. Lumpini starts at ฿85,700 for a 55 m² one-bedroom by the park, 700 metres from BTS Sala Daeng and 500 metres from MRT Si Lom. Rama 9 starts at ฿75,600 for a 52 m² studio loft. Both are furnished; what else the rent covers is set out on each listing, so read it before you assume cleaning is or is not included.
Serviced does not mean the same thing in every building. Under ฿100,000, the words on our listings point to four different kinds of extra:
Every home is let by the calendar month. The minimum is one month, and you can keep renting month after month, so a three-month stay in a ฿56,700 serviced duplex on Sukhumvit 48 is simply three rents: ฿170,100. There are no platform or booking fees on top of the monthly rent.
That makes a monthly service apartment in Bangkok a reasonable way to try an area before committing to it. If the walk to the station or the street at night turns out not to suit you, you can move at the end of the month rather than at the end of a year.
For the train, the BTS Skytrain website and the MRT website show the lines and stations. How long you may stay in Thailand is set by the Thai Immigration Bureau, not by your rental, so check that separately.
Then open the full list of homes, choose your area and drop anything over ฿100,000. When two or three look right, send us your dates and we will tell you which are free.
