Type nosbaan monthly rental service in Bangkok property management into a search box and you are usually after one thing: a furnished home you can take by the calendar month, in a building where somebody else handles the cleaning, the front desk and the air conditioner that stops working on a Sunday. That service layer exists in Bangkok, but it is not spread evenly across the city. It clusters in particular sois, and whether your building has it changes both the rent and how your weekends go.

This guide maps that clustering. Every price and distance below belongs to one of the 139 furnished homes we let by the month, so they are what a real home costs today rather than a district average — and each area is described by what the management actually does there.

What managed means on a monthly let

Three different things get called property management in Bangkok, and they are worth separating before you compare two rents. The first is the building: a condominium juristic office with security, a pool, a gym and maintenance for the common areas. Nearly every home here sits inside one.

The second is service inside the flat — housekeeping, linen, sometimes breakfast — which is included in the monthly rate in some buildings and simply absent in others. The third is whoever answers when the fridge dies. On a monthly let that is the letting side, not the building, and it is the part people notice most.

Where the serviced buildings actually are

Service follows the office districts and the long-stay streets. Asoke, Thonglor and the Chit Lom side of Central Bangkok hold the highest concentration of serviced homes; Rama 4, On Nut and Ekkamai hold the cheapest ones. The table shows the entry rent in each area, how many homes we hold there, and what that floor price gets you.

The floor prices are not a ranking of the areas. They tell you where the cheapest home in each district sits, and in most cases that home is the least serviced one on the list. The useful comparison is between two homes of the same size, one with housekeeping in the rate and one without.

Asoke: the managed answer for people who work

Asoke is where the offices, the BTS–MRT interchange and the serviced studios sit on top of each other. Thirteen homes, from ฿72,500 a month for a 43 m² studio with a desk, 1.0 km from BTS Asok and the same from MRT Queen Sirikit. Move up and the service comes with the address: a 76 m² serviced one-bedroom on a 200 Mbps line at ฿138,600, and an 89 m² serviced two-bedroom at ฿201,600, both 450 metres from the station.

The lakeside cluster behind Benchakitti Park is the quiet half of the same district — a 50 m² studio with an office corner at ฿81,000, a 96 m² two-bedroom with a lake view at ฿141,800, and a 120 m² three-bedroom at ฿199,500. You are a kilometre from the interchange and next to the only large park on this side of town.

Housekeeping inside the rate is worth about what you would pay a cleaner twice a week — but the real saving is not having to find one, pay one, or be home when they come.

Thonglor and Ekkamai: service at both ends of the price range

Thonglor has the deepest bench of serviced buildings in the city and the widest spread of rents to go with it. A serviced studio fifty metres from BTS Thong Lo is ฿126,000 a month; a serviced one-bedroom with breakfast 700 metres out is ฿122,200; a 95 m² serviced two-bedroom by the station is ฿236,300. At the other end, a 32 m² condo 1.4 km from the station is ฿51,700 with no service at all. Same district, five times the rent, and almost all of the difference is walk and service.

Ekkamai is the quieter, cheaper version of the same street, and it holds the pet-friendly buildings. Seven homes from ฿61,700 for a 49 m² serviced studio, up to a 140 m² serviced two-bedroom at ฿119,700 — which is the most floor area with housekeeping you will find anywhere on the eastern Sukhumvit line. Sathon, Lumpini and Central Bangkok: full service and floor space

Sathon is the full-service district on the Silom side. Eight homes, from ฿78,100 for a pet-friendly one-bedroom, ฿88,200 for a serviced one-bedroom, ฿90,700 for a pet-friendly full-service unit, and ฿170,100 for a full-service apartment 850 metres from BTS Sala Daeng. Space is cheaper here than on Sukhumvit: a 140 m² three-bedroom is ฿132,300.

Lumpini is the least serviced of the central areas and the best value per square metre. Ten homes from ฿85,700 for a 55 m² one-bedroom by the park; a 130 m² two-bedroom at ฿107,100 and a 160 m² three-bedroom at ฿119,700, all 500 metres from MRT Si Lom. Expect a building with a front desk rather than housekeeping in the rate.

Central Bangkok — Chit Lom, Phloen Chit, Sala Daeng — is where serviced studios with breakfast start at ฿81,900, and where the Chit Lom park-view block runs from a 72 m² one-bedroom at ฿90,600 to a 125 m² two-bedroom at ฿123,200, all inside 460 metres of the station. Rama 4, On Nut and Rama 9: managed homes at the cheaper end

Housekeeping is not only a luxury-end feature. Rama 4 is the clearest example: six homes, all with housekeeping, starting at ฿46,600 for a studio and running to ฿65,500 and ฿68,000 for 70 m² one-bedrooms and ฿107,100 for a 120 m² two-bedroom, every one of them 900 metres from BTS Phra Khanong. That is the cheapest managed rent in this list by some distance.

On Nut holds four homes from ฿54,200, with a serviced two-bedroom at ฿60,500 and a serviced three-bedroom at ฿103,300, the cheapest of them 350 metres from the station. Rama 9 is the MRT answer for people working out at the interchange or near the hospital — five homes from ฿75,600 for a 52 m² studio loft.

Choose the line, then the level of service

Bangkok traffic makes kilometres meaningless and rail lines decisive, so settle the line before the soi. Asoke, Thonglor, Ekkamai, On Nut and the Rama 4 homes are on the BTS Sukhumvit line; Sathon and much of Lumpini and Central Bangkok are on the Silom line; Asoke, Rama 9 and the Sala Daeng side sit on the MRT. Both operators publish current maps, fares and first and last trains — the BTS Skytrain and the MRT underground — and ten minutes with both is worth more than an afternoon of scrolling photographs.

One thing the rental side cannot answer for you is how long you are permitted to stay: that depends on your nationality and your entry route, the rules change, and the Thai Immigration Bureau is the only source worth relying on. The lease itself is simpler — one calendar month, furnished, no booking fee.

Set your ceiling, decide whether housekeeping belongs in the rent or in your own diary, and compare the managed homes in that area — the shortlist usually comes down to three.

What does a monthly rental service in Bangkok actually manage?

Three separate things. The condominium juristic office runs security, the pool, the gym and the common areas. On a monthly let you deal with the last of those, and the first two come with the address.

In practice it is the difference between two homes of similar size in the same district rather than a line on the bill. A 32 m² unserviced condo in Thonglor is ฿51,700 a month; a serviced studio fifty metres from BTS Thong Lo is ฿126,000, though most of that gap is the walk and the building rather than the cleaning. Rama 4 shows the other end: housekeeping included from ฿46,600.

Are there booking or management fees on top of the monthly rent?

No. There is no platform fee and no booking fee, so the monthly figure quoted is what you pay, and it does not rise if you extend. Where a home is described as serviced, the housekeeping is already inside that figure rather than billed afterwards.

What is the minimum stay, and can I arrange it before I arrive?

One calendar month is the minimum in all ten areas, and arranging it from abroad is the normal way to do it. Tell us the month you land, how many months you want, your budget and the station you need to be near, and the home is furnished and ready on the day you walk in.

Which managed areas allow pets?

Ekkamai and Sathon. Ekkamai has pet-friendly homes from ฿91,800 a month, 550 metres from BTS Ekkamai, including a two-bedroom at ฿153,700. Sathon starts at ฿78,100 for a pet-friendly one-bedroom and ฿90,700 for a pet-friendly full-service unit. Pets are decided building by building, so raise it before you shortlist.
