Hunting a luxury condo Bangkok for rent monthly? Compare real rents in Thonglor, Sathon, Lumpini and Asoke, what ฿100,000 buys, and book by the month.

Search for a luxury condo Bangkok for rent monthly and most of what comes back is a hotel suite priced by the night, with a monthly figure worked out afterwards. Renting a condo in Bangkok by the calendar month is a different market: different buildings, different rents, and a price that already includes the things a nightly rate charges for twice.
This guide uses real rents from our own furnished Bangkok inventory. Every price below is what a furnished home in that area costs today, not an average and not an estimate.
Central Bangkok has a wide floor and a high ceiling. Entry-level furnished homes start in the fifties: Thonglor from ฿51,700 a month, Sukhumvit from ฿52,900, On Nut from ฿54,200. The luxury tier begins at roughly twice that, and it buys space more than it buys address.
Between ฿100,000 and ฿200,000 a month you are looking at two and three bedrooms of 90 to 150 square metres, with hotel-grade servicing behind them. Above that the market keeps going: a high-floor penthouse in Asoke at ฿378,000 a month, a 213 m² three-bedroom by BTS Nana at ฿365,400, a 350 m² penthouse in Lumpini at ฿315,000. Below ฿100,000 you can still have a very good one-bedroom in the same sort of building; you simply have fewer rooms.

Read that table sideways rather than downwards. Sathon gives you 140 square metres for ฿132,300 while Thonglor asks ฿172,500 for 95, which tells you plainly that Thonglor is not charging for the apartment. It is charging for the street outside it, and that is a reasonable thing to buy as long as you know you are buying it.
Thonglor is where the serviced residences cluster, which makes it the easiest area to compare like with like. Twenty-nine of our homes sit here, running from ฿51,700 at the entry level to ฿299,000 for a 140 m² three-bedroom, so you can move up and down the whole ladder without leaving one neighbourhood.
A good marker of the top end is this 95 m² two-bedroom executive residence 440 m from BTS Thong Lo, at ฿172,500 a month for up to four people. What is included tells you more than the rent does.
That last line is worth more than it sounds. Thonglor runs a long way north from the main road, and rent falls the further up the soi you go, so a building that solves the walk is quietly solving your afternoons. Compare the whole Thonglor list by distance to the station before you compare it by price.
Asoke is where the BTS and the MRT meet, which is why entry-level homes here start at ฿72,500 rather than the low fifties. The middle of its luxury range is generous: a 120 m² three-bedroom on a high floor overlooking Benchakitti Park at ฿199,500 a month, sleeping seven, a kilometre from BTS Asok and the same from MRT Queen Sirikit.
Lumpini is the opposite trade. Entry prices are the highest of any area we cover, at ฿85,700, and there are only ten homes in the district, so choice is thin at every level. The range runs from that floor to a 350 m² penthouse at ฿315,000, with an 88 m² two-bedroom and three bathrooms at ฿112,100 in between. What you are paying the premium for is the park, and every building in the district is paying it.
At this level you are not really paying for square metres. You are paying for the four hundred metres between your front door and the station.
A monthly furnished rental is not a bare condo lease, and two homes at the same rent can be ฿10,000 a month apart once the bills land. Before you compare, check that both quotes cover the same list.
At the top of the market these are usually all included, and the better serviced buildings go further: the 140 m² three-bedroom in Sathon at ฿132,300 has housekeeping six days a week, linen changed twice, electricity and water covered, and three restaurants downstairs.
Bangkok is not a walking city for most of the year, and road traffic makes driving times meaningless. Two networks cover the centre: the BTS Skytrain runs the Sukhumvit and Silom lines through every area in this guide, and the MRT underground loops through Sathon, Asoke and the old city. Both publish current route maps and fares.
Every home on this site lists its nearest BTS and MRT station with the walking distance, because that number decides your daily routine more reliably than the kitchen does. Under 500 metres and you will walk it all year. Past a kilometre you will be paying a motorbike taxi twice a day, whatever you are paying in rent.
The minimum stay is one calendar month, and there are no platform or booking fees: the rent you are quoted is the rent you pay. That matters most at this end of the market, where a percentage fee on ฿170,000 would be a week's rent by itself.
It also means you can test an area before committing to it. A month in Thonglor costs far less than discovering, a year into a lease, that you wanted Sathon. Thonglor has the deepest choice of serviced residences, so it is the easiest area to compare buildings in. Asoke has the fastest transport, since the BTS and the MRT meet there. Sathon gives you the most floor space for your money, and Lumpini gives you the park, which is the one thing extra rent cannot buy you elsewhere.
At this level expect furniture, Wi-Fi, housekeeping with linen changes, water, electricity up to a stated cap, and use of the building's pool and gym. Always check the electricity cap and the rate charged above it, as that is where two identical-looking quotes usually differ.
For a stay of a month or more, yes. The rent is quoted for the calendar month and already covers furniture, Wi-Fi, housekeeping and utilities up to a stated cap, and no platform or booking fee is added on top. A hotel at a comparable standard charges those things separately, night by night.
