A wide view over central Bangkok in the early evening, with residential towers, a green park and the elevated BTS line running between them

If you typed long term lease Bangkok into a search bar, you probably want two answers: which neighbourhood to live in, and what a year there will cost. Across the furnished homes we let by the month, twelve months in our cheapest home comes to ฿559,200 on Rama 4 and ฿1,028,400 in Lumpini, with eight other areas in between.

We let every home by the calendar month, with a minimum stay of one month and no platform or booking fees, so a long stay with us is simply a run of monthly rents. This guide takes the lowest monthly rent in each area at today's prices and multiplies it by twelve, then looks at what each neighbourhood is like to come home to for a whole year. If you would rather choose by train line first, our guide to long term rental in Bangkok, line by line starts there instead.

Two things stand out. The gap between the cheapest year and the dearest is ฿469,200, more than ten months of rent on Rama 4. And the four cheapest areas sit within ฿91,200 a year of each other, so at the bottom of the range you can choose on the street and the commute rather than the price.

Remember that the starting home differs from area to area. On Rama 4 it is a studio, in Thonglor a 32 m² condo, in On Nut a 38 m² one-bedroom. A low starting price tells you where the floor is, not what you will end up renting.

The cheapest year: Rama 4, Thonglor, Sukhumvit and On Nut

All six of our Rama 4 homes are 900 metres from BTS Phra Khanong. The studio at ฿46,600 comes with housekeeping, with electricity and water in the rent, which makes the yearly figure close to what you will actually pay. The same walk applies to every home there, from a 70 m² one-bedroom at ฿65,500 to three bedrooms and 180 m² at ฿151,200, so the question for a year on Rama 4 is whether you will still be happy with a ten-minute walk to the train in month eleven.

Thonglor has the widest choice, 29 homes, and the widest spread of prices. The cheapest is 32 m² in a high-rise 1.4 km from BTS Thong Lo, at ฿51,700. Closer in, a 45 m² executive studio 440 metres from the station is ฿97,750. Over a year that difference is ฿552,600, which is the price of living a short walk from the station instead of a long one.

Sukhumvit starts at ฿52,900 for 35 or 40 m² on Sukhumvit 71. A little further along, the serviced duplexes on Sukhumvit 48 are ฿56,700, 600 metres from BTS On Nut. On Nut itself has only four homes, but they are close to the train: a 38 m² one-bedroom at ฿54,200 and a two-bedroom at ฿60,500, both 350 metres from BTS On Nut.

Price the year, not the month. ฿5,000 more a month is ฿60,000 more by the time the twelfth rent is paid.

The middle of the range: Ekkamai, Central Bangkok and Asoke

Ekkamai starts at ฿61,700 for a 49 m² studio deluxe, 750 metres from BTS Phra Khanong. For a year it is worth knowing that three of the seven homes here are pet friendly, 550 metres from BTS Ekkamai, from ฿91,800 a month. If a dog is coming with you, that narrows the search fast.

Central Bangkok is the label for 27 homes, most of them around BTS Chit Lom near the big shopping centres. The cheapest, though, is a two-bedroom of 80 m² at ฿66,800 that sits 200 metres from BTS Thong Lo. Around Chit Lom itself, a 72 m² one-bedroom is ฿90,600 and a 100 m² two-bedroom ฿114,700, both 460 metres from the station.

The area name on a listing is a rough guide. The distance to the station is the figure you will live with every day of the year.

Asoke starts at ฿72,500 for a 43 m² studio set up with an office, in a building by Benchakitti Park, about a kilometre from both BTS Asok and MRT Queen Sirikit. If you plan to work from home for a year, that desk and the park may be worth more to you than a shorter walk. Closer to the junction, a 76 m² serviced one-bedroom with 200 Mbps internet is ฿138,600, 450 metres from BTS Asok.

The dearest year: Rama 9, Sathon and Lumpini

Rama 9 starts at ฿75,600 for a 52 m² studio loft, and most of its five homes are 550 to 600 metres from MRT Phra Ram 9. Sathon starts at ฿78,100 for a pet-friendly one-bedroom, and runs up to a serviced penthouse at ฿315,000. Lumpini is the dearest place to start, at ฿85,700 for a 55 m² one-bedroom by the park, 700 metres from BTS Sala Daeng and 500 metres from MRT Si Lom.

Lumpini is also where the bigger homes become good value over a year. A three-bedroom of 160 m² there is ฿119,700 a month, only ฿34,000 more than the one-bedroom. For a family or a group sharing, the yearly figures for three bedrooms look like this:

The cheapest of those is the three-bedroom in On Nut, and shared three ways it comes to about ฿34,400 a person each month, less than our cheapest studio.
