A condo for rent near Central Rama 9 means, in practice, a flat a short walk from MRT Phra Ram 9, because the mall joins the station. We let three furnished homes 550 to 600 metres from that station, from ฿151,200 a month, and two cheaper lofts about two kilometres to the east, from ฿75,600. All five are let by the calendar month, with a one-month minimum and no platform or booking fees.
The gap between those two prices is the real decision. Living on the mall's doorstep costs at least ฿51,500 a month more than staying further out. This guide sets out what that money buys, how the same rent compares with a flat by centralWorld, and which of the five homes suits which kind of stay.
| Home | From | Character | Nearest station |
|---|---|---|---|
| 1 BR, 2 guests | ฿151,200 | Water and electricity included up to ฿3,420 a month | MRT Phra Ram 9 600 m |
| 2 BR, 90 m², 4 guests | ฿182,700 | Water and electricity included up to ฿6,300 a month | MRT Phra Ram 9 550 m |
| 3 BR, 123 m², 6 guests | ฿277,200 | Water and electricity included up to ฿8,610 a month | MRT Phra Ram 9 550 m |
Our listings measure the distance to the station, not to the mall's doors. Because Central Rama 9 connects to the station, treat 550 to 600 metres as roughly the walk to the shops: seven or eight minutes at an easy pace along the street, then indoors.
All three share one package. Housekeeping comes three times a week with linen changed twice, each flat has a washer and dryer, a smart TV with cable and satellite channels and a private balcony with city views, and residents use the building's gym, pool, lift and free parking. Water and electricity are included up to a monthly allowance that grows with the size of the flat.
The two lofts further east are the fair comparison. Neither lists a station, and on our map they share a pin about two kilometres from the three homes above. Here is what moving closer to the mall adds to the rent each month.
Over a three-month stay, the walk to the mall costs at least ฿154,500.
Whether that is worth paying depends on how often you make the trip. If you take the MRT to work every weekday, a home by the station saves you a taxi or a motorbike taxi at both ends of the day, and in the rainy season that counts for a lot. If you work from the flat and shop once a week, the two-bedroom loft gives you two bedrooms, two bathrooms and a loft level for ฿99,700, and the mall is a short taxi ride away.
Sharing narrows the gap. Two people splitting the 90 m² two-bedroom pay ฿91,350 each, less than one person pays for the one-bedroom, and the flat has two bathrooms. The 123 m² three-bedroom is the only Rama 9 home we let that sleeps six; split three ways, it comes to ฿92,400 a bedroom.
A big mall over the station takes care of the dull jobs of a monthly stay. Most of what people need in their first week is in one place you reach on foot:
None of that needs the flat to be inside the mall's own building. The point of 550 to 600 metres is that each errand is a walk rather than a ride. The trade-off is a busy junction, so ask us which floor a home is on and which way its balcony faces if quiet matters to you.
If what you want is a big Central mall on the doorstep, Rama 9 is not the only choice. Our one-bedroom near centralWorld rents for exactly the same ฿151,200 a month as our Rama 9 one-bedroom, and both sleep two.

The two ฿151,200 homes differ in the detail. The Rama 9 flat includes water and electricity up to ฿3,420 a month and has a dining space for four and a dedicated workspace. The flat near centralWorld states an electricity allowance of ฿3,500, charged at ฿7.49 a unit above it, and comes with a Siemens kitchen, two smart TVs, an en-suite bathroom and maid service three times a week.
The bigger difference is the train line. centralWorld is near Chit Lom on the BTS Sukhumvit Line, so Siam, Phloen Chit and the stations along Sukhumvit Road are a few stops away with no change. Rama 9 is on the MRT Blue Line, so most journeys along Sukhumvit Road mean changing to the BTS at Asok. Choose the mall that sits on the line you will ride every day.
Phra Ram 9 is on the MRT Blue Line. One stop on is Phetchaburi, which links to the Airport Rail Link at Makkasan. Two stops on is Sukhumvit, where you change to the BTS Skytrain at Asok. From the three homes by the station, the walk to the platform and the walk to the shops are the same walk.
From the lofts, the first leg is a taxi or a motorbike taxi to the station. If you will commute every working day, make that trip once at the hour you would really leave before you sign.
All five Rama 9 rents include water and electricity, though not in the same way. The three homes by the station include them up to ฿3,420, ฿6,300 or ฿8,610 a month, depending on size, and you pay for use above that. The two lofts list water and electricity as included without stating an allowance. Power in central Bangkok comes from the Metropolitan Electricity Authority, and air conditioning is what moves the meter, so it is worth asking three things before you book:
Every home here is furnished and let by the calendar month, with a one-month minimum and no platform or booking fees. To see all five on one map, open Rama 9 on the explore page. Yes. We let three furnished homes 550 to 600 metres from MRT Phra Ram 9, which connects to the mall, from ฿151,200 a month. The minimum stay is one calendar month and there are no platform or booking fees.
Our listings give the distance to MRT Phra Ram 9: 550 metres for the two- and three-bedroom, 600 metres for the one-bedroom. The mall joins the station, so the walk is about the same. Our two lofts are about two kilometres further east.
Within walking distance of the station, the one-bedroom at ฿151,200 a month. Within a short taxi ride, the 52 m² studio loft at ฿75,600.
Not for our one-bedrooms: both cost ฿151,200 a month. The Rama 9 flat includes water and electricity up to ฿3,420; the centralWorld flat states an electricity allowance of ฿3,500.
Take the MRT Blue Line two stops from Phra Ram 9 to Sukhumvit, then change to the BTS Skytrain at Asok if you are going further along Sukhumvit Road.
