An apartment for rent near MRT Rama 9 is priced by the square metre rather than by the minute. The five furnished homes we let in the district begin at ฿75,600 a month for a 52 m² studio loft and run to ฿277,200 for a 123 m² three-bedroom. Three of them state, in writing, how much electricity the rent covers each month before you sign anything.

That is the honest difference between Rama 9 and the Skytrain districts further west. Everything is let by the calendar month, furnished, with water, electricity, Wi-Fi and housekeeping inside the rate and no platform or booking fee on top. What you are really choosing when you take a flat here is floor area, one underground line, and a short hop to the train that goes to the airport. You can see the whole set on our Rama 9 page.

The five homes, by rent and by size

Rama 9 is a small, dense district built around one intersection, where Ratchadaphisek Road meets New Phetchaburi Road under an expressway. Three of our five homes are within 600 m of MRT Phra Ram 9 — a walk of roughly seven or eight minutes, most of it on pavement wide enough to use. The other two sit deeper into the district: one is a loft two-bedroom beside Bangkok Hospital, which matters if you are here for treatment or for somebody else's, and one is a high-floor studio loft.

The spread tells you what the district is for. At the bottom, the 52 m² studio loft is a single person's flat with a balcony and a bathtub, and it is the cheapest way into Rama 9. In the middle, the 90 m² two-bedroom has two bathrooms, an extra toilet, a walk-in wardrobe and a six-seater dining table — a family flat rather than a couple's. At the top, the 123 m² three-bedroom puts a work desk and chair in every bedroom, which is the detail people relocating with children and a job keep asking us for and rarely find.

Read the electricity cap, not the headline rent

Bangkok rent that includes utilities almost always includes them up to a limit, and the limit is where two similar-looking quotes stop being similar. In this district our three serviced flats publish theirs, and the figures scale with the size of the home rather than with the rent.

Those caps are generous for the way most tenants actually live. A one-bedroom running air conditioning in the bedroom overnight and in the living room in the evening will usually stay inside ฿3,420; a family of four in 123 m² cooling three bedrooms will usually stay inside ฿8,610. You go over it by cooling empty rooms all day. Anything above the cap is billed at the published tariff, which the Metropolitan Electricity Authority sets for the whole city, so there is no mark-up to argue about.

Ask one question of any Bangkok quote that says utilities included: included up to what? The answer is the price, not the headline.

The two journeys that decide whether Rama 9 suits you

Rama 9 has one station, Phra Ram 9 on the MRT Blue Line, run by BEM. It is underground, which in the rainy season is worth more than any amenity list, and the shopping centre built over its exit — Central Rama 9 — means your supermarket, your SIM card and your dentist are all on the way home. There is no BTS here and there will not be. So the district lives or dies on two journeys.

The first is the airport. One stop north-west is Phetchaburi, which connects to Makkasan on the Airport Rail Link, and that train runs straight to Suvarnabhumi. If you fly monthly — and a lot of people on one-month and three-month lets do — this is the shortest airport run of any central district we work in, and it does not involve a motorway at five in the afternoon.

The second is the office. Two stops down the same line is Sukhumvit station, where the Blue Line meets the BTS at Asok, so Sukhumvit, Phrom Phong and Thong Lo are one change away. Si Lom and Sathon are further along the same line with no change at all. What you do not get is a walk-to-work life: if your office is on Sukhumvit and you want to be out of the door and at your desk in fifteen minutes, you want Asoke or Sukhumvit itself, not Rama 9.

What Rama 9 costs against the BTS districts

Rama 9 does not have the lowest entry price in our inventory, and it is worth being clear about why. We let only five homes here, and four of them are large. The ฿75,600 floor is the price of a 52 m² studio loft, not of a 30 m² box, so it is not comparable with the cheapest line in Sukhumvit or Thonglor.

Compare like with like and the district reads better. ฿182,700 buys 90 m² and two bathrooms at Rama 9; the same money in Thonglor or Sukhumvit buys something smaller in a building you will share with more short-stay guests. Who the district suits, and who it does not

The practical order is this. Decide your floor area first, because that is what Rama 9 sells. Check the electricity cap on the flat you like and compare it with the others at the same size. Then walk the route from the building to the station once, in the afternoon, before you commit to a month of doing it twice a day.
